The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, October 17th, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for, November 3rd, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Two (2) 24"x36" copies of the revised final plat; Twelve (12) 11"x17" copies of the revised final plat; One (1) Mylar original of the revised final plat; and One (1) copy of the digital file of the final plat on diskette or e-mail to nmanhart@cstx.gov Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed your project will not be scheduled for a Planning & Zoning Commission meeting. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Please provide a point of origin for the plat, preferably from a monument. 2. Include note from preliminary plat in regards to temporary turn around. "Lakeway Drive will not be required to have a temporary cul-de-sac with each phase of construction as long as an adjacent site plan, with a driveway located near the end of Lakeway Drive is constructed concurrently with Lakeway Drive. This site plan, and its associated on site fire lane, must be adequate to function in lieu of the temporary cul-de-sac." 3. What is the dashed line on the west side of the subject property that continues thru the property to the northwest? 4. The previously agreed upon conditions associated with Development Permit 04-62 have been attached. Per the Development Permit, a right turn lane will be required with this site plan that utilizes the subject driveway in the event that the McDonalds/Exxon driveway remains open and a joint access is not dedicated. It appears that there is sufficient ROW for the required right turn lane; however existing utility relocation may be required. 5. The construction documents and reports are still under review and may affect the plat. Reviewed by: Lindsay Boyer/Josh Norton Date: October 11, 2005 ELECTRICAL 1. Developer installs conduit per city specs and design. 2. Developer provides 30' of rigid conduit for riser poles. 3. Developer pours transformer pad(s) per city specs and design. 4. Developer installs pull boxes as per city specs and design.(pull boxes provided by the city). 5. Developer provides digital AutoCAD 2000 version of plat and/or site plan email to tmichals@cstx.gov 6. Developer provides load data for project. 7. Developer provides temporary blanket easement for construction purposes. 8. Developer provides easements for electric infrastructure as installed for electric lines. 9. Developer if responsible for the installation of street light along Lakeway Drive per city specs and design. 10. If any pole conflicts at intersection of Greens Pr Rd and Lakeway Dr., relocation cost will be the responsibility of the developer. 11.
