my responses below. need to discuss these with you as soon as you can,
specifically 1, 2, 5 and 10. shall i come by?
✓1 -will require a 10" line, policy does not make sense in that an 8" line
could never be acceptable for commercial?
i do not see anything here to change, the easement is shown on both the
on-site plans and the site utility plan, please verify requirments
plat in process

did not contact eric again, but believe the fire flow issues are correct

(1 fdc was removed, the other is in the same location, hydrant locations did
not change, fire lanes did not change, bldg height did not change, sprinking
did not change). did eric have any specific requirements?

9-i think the hydrant is close enough, but will add the blow off. the
structural backfill note says typ but i will add an arrow to that area as
well.

other side so maintenance access should not be a problem. we discussed and �}
agreed to the location of the line and the easement back in the plans that

Steve,
As we discussed briefly on the phone:
1. The fire flow report reflects velocities in excess of the maximum
of 12 fps-please address.
2. Please incorporate the attached general draft guidelines for fire
suppression line in the design. Likely, this will require a blowup plan
detail depicting the infrastructure and limit of easement.
3. Please note the intent for the detention pond in that this lot will
need to be platted to develop.
4. Please provide velocities associated with the pond's discharge
orifice, 24" pipe, and ultimate outfall in relation to the Drainage
Report and the associated TxDOT permit.
5. Have you visited with Eric Dotson of the Fire Department on the
Site Plan revisions-specifically FDC-FH locations, fire lanes,
building height, 50% reduction in fire flow requirement due to
sprinkling, etc.?
6. Have you coordinated with the architect and fire sprinkler engineer
on the building type(your latest submittal states IIB)and fire
suppression line size(6"?)?
7. Please confirm the location of the backflow device for the fire
suppression (in the building?).
8. What is the status of the letter of credit for filing the plat?
Again, this is necessary for the development permit to be issued for the
site plan.
9. The Baseline"D"wateline should end in a 2" blowoff, and note that
structural compaction is required in the westernmost drive crossing near
this waterline end as well.
10. The Baseline"D"waterline is preferably aligned such that the
public easement is no closer than 15'to the building, and due to depth
exceeding 6'the PUE should be a minimum of 20' in width.
11. Lindsay Boyer is the planner now assigned to this case, she may
have additional comments regarding the site plan and landscaping plan in
the next week or so.

Lakeview Acres (05-500171): Sanitation is ok with this project.
Valley Park Center(05-500174): Both enclosures need to be turned 10 to 15 degrees clockwise.
Sanitation needs to have a minimum of 45 feet turning radius infront of each enclosure.
Auto Zone (05-500175): Sanitation is ok with this project.
Spring Creek Commons (05-500176): Sanitation is ok with this project.
