She said she had spoken with you guys about this. Give me a call tomorrow sometime so I can get your thoughts on it if you get a chance. Just out of curiousity, would this go to parks board then for acceptance of parkland dedication if you guys want it? However, if it is something that parks wants, then it will have to go to the parks board in October before it can go to P&Z which would set you guys back to the Oct. 20th P&Z meeting. Also, the ROW will need to come out of the buffer. The condition of the rezoning is to keep 50' of vegetation completely clear of any development including that which might be associated with the ROW. If there was ever the need to expand Lakeway, or do any other infrastructure work in that ROW it would impact the effectiveness of that buffer. Ric has indicated that parks would want the dedication, but for the purposes of keeping this plat from being held up in parks board, it doesn't matter what we call it, or how to plat it for now. So, I concur with your thoughts to incorporate it with the bank lot, and bring in a new prelim when you get to that lot, and take it through parks board then as indicated in your previous email. We will proceed as follows: 1. we have a user on the first phase so we dont want to slow down so 2. We will incorporate lot 1, block 2 into lot 2, block 2 and make it all one lot 3. this doesnt mean we don't want to go to parks board we still want to see if they would like it 4. If parks would like to have it we would propose to 5. bring in a new prelim plat concurrently with the final plat for lot 1, block 2 (bank lot) whenever that happens and the new prelim plat would show the lot lines as you see them now between lot 1 and lot 2, block 2 and the park area will not be called a lot but rather parkland dedication on the prelim plat .... 6. We will not final plat the parkland dedication piece until phase 4 (big box area) because that is when we will construct Lakeway Drive through that area so 7. watch on the prelim plat and pay attention to the phasing diagram.... because we will not be constructing a portion of Lakeway Drive adjacent to Lot 1, Block 2 if Parks does NOT want the parkland dedication... instead the large section of Lakeway Drive will be constructed when we final plat the Phase 4 area (does that make sense?) 8. We will go ahead and move the row outside the buffer.... call me if this doesnt make sense and thanks much for your help....
