SUBJECT: Shenandoah Ph. 19 (FP) —Construction Documents
Staff reviewed the above-mentioned engineering documents as requested. The
following page is a list of staff review comments detailing items that need to be
addressed. Please address the comments and submit the following information for
further staff review and approval of the plans:
One (1) set of revised construction documents.

Engineering Review
Comments No. 1
1. Verify limits of the structural backfill for the storm sewer line along Hunter Creek
Drive?
2. Water Report: Is there a corresponding schematic for Exhibit G?
3. Drainage Report:
a. (Page 2) Verify Applicable Exhibits Section
b. (Page 3) Table 2 verify 50 and 100-yr event information
c. (Page 4) Verify Table of Results
d. (Exhibit C-3) Inlet 5B shows a velocity of 23.3 fps, which is in excess of
the maximum allowed, please explain.
e. Please provide the pre and post conditions for Windfree Dr.
4. (Sheet 2) Provide detail of proposed fire hydrant on Southern Plantation.
5. (Sheet 5) Existing sanitary sewer line labeled as 8in in plan and 6in in profile.
6. (Sheet 5) Run storm drain outside of pavement, instead of diagonal across
Hunter Creek.
7. (Sheet 7) Please verify the use of energy dissipaters on the storm inlet into the
creek at the end of Windfree Dr. is not needed.
8. (Sheet 7) Show elevation of the existing sanitary sewer line in relationship to the
proposed cul-de-sac at the end of Windfree Dr. and Tiffany Trail.
9. (Sheet 13) On Tiffany Trail move sanitary sewer service connections to main (45
& 46) outside of pavement.
10. (Sheet 14) On profile view the water line material type is mislabeled.
11. (Sheet 14) A gate valve is required on the proposed water line on Hunter Creek.
A gate valve is required at least every 800ft. The distance between the Bluefield
and Decatur intersection with Hunter Creek is over 1000ft.
12. (Sheet 14) Verify air release valve not needed at high point on water line.
13. (Sheet 15) On profile view the water line material type is mislabeled.
14. (Sheet 15) Verify flushing valve not needed where water line dips under storm
line.
15. (Sheet 16) Move water line service connections to main (21 & 22) outside of
pavement.
16. (Sheet 17) on "Typical Concrete Flume Section" profile the surrounding ground
grade.
17. FYI: The city is discussing possible participation in the rehabilitation of the clay
sanitary sewer lines.

SUBJECT: SHENANDOAH PH 19 (FP) - Final Plat
Staff reviewed the above-mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Monday, April 18, 10:00 a.m., your
project will be placed on the next available Planning and Zoning Commission meeting
scheduled for, May 5, 2005, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
Two hundred ($200) public hearing fee (for replat);
Two (2) 24"x36" copies of the revised final plat;
Ten (10) 11"x17" copies of the revised final plat;
Parkland Dedication Development Fee in the amount of $20,048 ($358 x 56 lots)
must be submitted prior to the filing of the final plat;
One (1) Mylar original of the revised final plat; and
One (1) copy of the digital file of the final plat on diskette or e-mail to
nmanhart@cstx.gov
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have
not been addressed your project will not be scheduled for a Planning & Zoning Commission
meeting. Your project may be placed on a future agenda once all the revisions have been made
and the appropriate fees paid. If you have any questions or need additional information, please

ENGINEERING
1. Title of Plat should be "Final Plat of Shenandoah Phase 19.... which includes a Replat of
Shenandoah " You may want to look into a vacating and final plat.
2. In order to abandon the Drainage Easement on Lot 17 by Replat, it must first be established
that there is nothing in the easement. In addition, an Easement Abandonment application
must also be submitted. Although this will not go to Council it will need to be submitted to
verify that all interested parties are in agreement with the abandonment.
3. Dedicate 20' PUE over City of Bryan easement instead of 10 feet. Since City of Bryan has
first rights, it will give City of College Station room when necessary.
4. City detail shows existing PUE (V1087P817) along boundary with Phase One (Windfree,
Tiffany, Windswept) and 60' PUE coinciding with 60' City if Bryan Easement. Please verify.
5. Provide volume and page of all existing easements.
6. Minimum ROW dedication for a public alley is 24ft. A variance will be required.
7. Include entire ROW dedication for Windswept Dr. alley with this plat.
8. Provide easement and pipeline information on existing pipeline, which crosses Bluefield
Court and Kingsport Lane.
9. Rename Kingsport Lane to Hunter Creek.
10. According to the preliminary plat approval the floodplain information and BFEs are required
on this plat. Floodplain as defined by ordinance being any land susceptible to being
inundated by water from any source.
11. Storm section between Inlet 2 and 3 needs to be dedicated with this plat if it is to be public
infrastructure, or separate instrument.
12. ROW for alley connecting Windswept Dr. and existing alley needs to be dedicated with this
plat
13. Construction document and drainage report comments will follow in the next week, please
contact us if you have any questions.

PLANNING
1. Please provide an updated tax certificate for the 23-acre tract. Taxes were due on it before
it was submitted to the City for final plat.
2. Please submit a survey that shows no encroachments will result with the existing residence
in the replat.

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Developer installs pull boxes, secondary pedestals and transformer pads as per city specs

4. Developer provides digital AutoCAD version 2000 of plat and/or site plan. Email

6. Developer provides easements for electric infrastructure as installed for electric lines
7. (including street lights).
8. Developer installs street lights per city specs.
9. CSU will provide design and installation drawings for conduit and street lighting.
10. Offsite easement may be required for access to hwy 6.
