SUBJECT: THE GLADE, SEC 12 (PP) - Preliminary Plat
Staff reviewed the above-mentioned preliminary plat as requested. The following page is a list of
staff review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Monday, February 14, 10:00 a.m., your project
will be placed on the next available Planning and Zoning Commission meeting scheduled for
Thursday, March 3, 2005, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
/ $200 public hearing notification fee (paid 2/10/05 by Fred Bayliss);
Two (2) 24" x 36" copies of the revised preliminary plat;
Ten (10) 11" x 17" copies of the revised preliminary plat;
One (1) Mylar original of the revised preliminary plat; and,
One (1) copy of the digital file of the preliminary plat on diskette or e-mail to
nmanhart@cstx.gov
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have not
been addressed, your project will not be scheduled for the Planning & Zoning Commission meeting.
Your project may be placed on a future agenda once all the revisions have been made and the
appropriate fees paid. If you have any questions or need additional information, please call Josh

Project: THE GLADE, SEC 12 (PP) - 05-00500011
ENGINEERING
1. Southwest Pkwy, which is a minor arterial, requires a 90ft ROW, therefore there will
need to be a dedication of 5ft of additional ROW.
2. Clearly depict PUE running behind lots 1 thru 6.
3. Depict the existing PUE which runs across the development (along rear of current
"Tract A"). If you wish to move this easement with this plat, you will need to provide
sufficient documentation showing that there are no utilities in this easement.
4. Include at least a 10ft PUE on the perimeter of the property.
5. No new service will be allowed from the old clay sewer line running behind lots 1
thru 9. All lots should be served off the new sewer line.
6. All connection and service leads should be installed to both sides of all roads and
alleys at the time of main line.
7. Show the proposed sewer and water service lines to each lot.
8. If Southwest Pkwy is going to be bored to connect to the existing water line, the
encasement must extend 2ft beyond the back of both curbs on the street. As well
as on the north side of Southwest Pkwy be extended additionally as not to be
located under pavement. The feasibility of a boring pit located on the south side of
Southwest Pkwy should also be addressed.
9. Fire hydrant should be located near entryway.
10. Please change "existing plat" to reflect actual existing plat of property. For
example, the street name is Southwest Parkway, not North Bardell Court.
11.Please provide name and address of recorded owner and subdivider in the title
block.
12.Lot 9 and Lot 10 currently have a rear setback marked as 7.5' side setbacks. These
will be required to meet rear setback requirements.
13.What is the purpose of the heavy lines on Section 10A of the Glade?
14.Please clean up lines shown on Section 11 of the Glade. There are lines that start
and end in the middle of lots.

2. Developer provides 30' of rigid conduit for riser poles. Developer installs first 10'.
City installs remainder.

design.

sweidocstx.gov.
5. Developer provides easements for electric infrastructure as installed for electric
lines (including street lights).

4. FYI: The "Existing Plat" shows a 20' Private Drainage Easement located along the
southwest and northeast boundary of the development. The grading plan provided
with the construction documents will need to illustrate that Lots 1 thru 8 will drain
exclusively toward the street.

2. Developer provides easements for electric infrastructure as installed for
electric lines (including street lights).
3. Will need 10 ft. PUE along rear property lines.
4. Will need 10 ft. PUE along Southwest Pkwy.
5. Will need 5 ft. PUE on between lot 10 and 11 on Lot 10 for street light
service.

ENGINEERING
1. Clearly depict the PUE running behind lots 1 thru 6. (Repeat Comment) This
easement is a PUE, and not an "electrical easement."
2. Depict the existing PUE which runs across the development (along rear of
current "Tract A"). If you wish to move this easement with this plat, you will
need to provide sufficient documentation showing that there are no utilities in
this easement. (Repeat Comment)
3. If Southwest Pkwy is going to be bored to connect to the existing water line,
the encasement must extend 2ft beyond the back of both curbs on the street.
As well as on the north side of Southwest Pkwy be extended additionally as
not to be located under pavement. The feasibility of a boring pit located on the
south side of Southwest Pkwy should also be addressed. (Repeat Comment)
4. FYI: The "Existing Plat" shows a 20' Private Drainage Easement located along
the southwest and northeast boundary of the development. The grading plan
provided with the construction documents will need to illustrate that Lots 1 thru
8 will drain exclusively toward the street.
