SUBJECT: JIM STUCKEY - STATE FARM INSURANCE (SP) - Site Plan
Staff reviewed the above-mentioned site plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address
the comments and submit the following information for further staff review:
One (1) complete set of construction documents for the proposed
development with the revised site and landscaping plans attached
One (1) Drainage letter/Report.
Please note that the Easement Dedication Sheet and the necessary documents are
required prior to the issuance of a building permit. If there are comments that you are
not addressing with the revised site plan, please attach a letter explaining the details. If
you have any questions or need additional information, please call me at 979.764.3570.

PLANNING
✓1. Please be aware that our site plan applications have been updated and available on
the College Station web site since November of 2004. The check list has additional
requirements. Please turn the new application and check list with your next
Jsubmittal.
2. Please be aware that this development is required to meet Section 7.9 of the UDO
Non-Residential Architectural Standards. The Architectural plans will need to be
reviewed and approved prior to site plan approval. This particular site will not be
required to provide a Traffic Impact Analysis per the requirement in this section
J3. A 6-inch curb will be required along the front property line along the access
easement, as it is in front of Golden Keys Learning Center.
J4. (FYI) All paved areas are required to be curbed.
5. Please note on the site plan that the subject property will comply with Section 7.10
of the UDO Outdoor Lighting Standards.
J6. The back of the property has an existing 20-foot public drainage easement. Please
delineate this easement on the site plan.
7. Please show location of the nearest fire hydrant.
f8. Per the Fire Marshall's Office (Steve Smith) The existing 6-inch curb located at the
west end of the shared parking and access easement that is currently painted fire
lane will need to be removed. This existing curb will not allow a wide enough access
drive coming into or exiting out of the fire lane that runs in front of all of theses lots.
LANDSCAPING/STREETSCAPING/BUFFER
(.9. Section 7.5 Landscape and Tree protection C.4 states: Every project must expend a
minimum of 50% of its point total on canopy trees. Since the subject property falls
within the minimum 800-point requirement you will only need to provide 250 more
points with canopy trees.
Ji 0. Please be aware that the shrubs in the required buffer area are required to be at
least 3-feet in height at planting stage.

ENGINEERING
1. Sealed drainage letter/report from Engineer is required to indicate storm water
impact.
2. How will grading plan work with landscaping and with the sidewalk around to back of
building?
3. You will need to make sure that the flow line of drainage swale at the back of the
property aligns with the downstream property.

ELECTRICAL
1. Developer/ Builder installs conduit per city specs and design.
4. Developer provides digital AutoCAD 2000 version of plat and/or site plan email
to tmichals(cf�cstx.gov (1 — 4 inch PVC conduit from transformer to building.)
5. Developer provides load data for project.
6. Electric Service Voltage available at site is 208/120 volt 3 phase.
7. Electric conduit will have to be extended from existing pad-mount transformer
in from of Golden Keys Day Care. (Coordinate conduit extension with College
Station Utilities).
8. College Station Utilities will provide an electric design plan to the developer/
builder for the installation of conduit.

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker, a
Reduced Pressure Principle Back Flow Device, or a Double-Check Back Flow
Device, and installed as per City Ordinance 2394.
2. All BackFlow devices must be installed and tested upon installation as per City
Ordinance 2394.

Staff reviewed the above-mentioned site plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. The next submittal
will be the third and final review by staff for this round of reviews. If all items have not
been addressed on the next submittal, another $200 processing fee will need to be
submitted for the subsequent set of three (3) reviews. Please address the comments
and submit the following information for further staff review:

PLANNING
1. As previously stated in the first review of comments: Section 7.5 Landscape
and Tree protection C.4 states: Every project must expend a minimum of
50% of its point total on canopy trees. Since the subject property falls within
the minimum 800-point requirement you will only need to provide 250 more
points with canopy trees. It appears that you are 100 points short of meeting
the 50% of canopy tree points. The subject property is small and is
encumbered by mostly building and sidewalk. The addition of canopy trees in
the required buffer area can count toward the required point calculation for
the site.
2. A photo of the existing State Farm attached sign was submitted. The signage
is not part of the Non-Residential requirements so the colors and materials
are fine. A sign permit will need to be submitted separately for review and
approval. (FYI) The allowable area for attached signs on a building is
determined by two and half times the linear foot of frontage of the building
facade. It appears from the architectural drawings that were submitted that
the proposed building would be allowed approximately 112 square feet of
attached signage. Please let me know if I can assist you when you get ready
to submit for the sign permit. The sign permit application can be down loaded
off of the city's web site at www.cstx.gov.

with it. Were there any revisions to the grading plan?
