0.2915 Acres(Southwest one-half)
Being all that certain tract or parcel of land lying and being situated in the Robert Stevenson Survey,
A-54 in College Station, Brazos County, Texas and being a portion of the RENEE LANE RIGHT-
OF-WAY as dedicated to the public by plat recorded in Volume 321, Page 571 and being more
particularly described by metes and bounds as follows:
COMMENCING: at a found 1/2" Iron Rod marking the most northwesterly corner of the said
RENEE LANE Right-of-way(based on a 60' width), said iron rod also being an interior all-corner
in the southeast line of Lot 6, BALD PRAIRIE SUBDIVISION as recorded in Volume 321, Page
571;
THENCE: S 48° 39' 14" E(called S 45° 27'28" E) along the southwest line of said RENEE LANE
right-of-way for a distance of 50.00 feet to a set 1/2-inch iron rod for the common most-northerly
corner of Lots 6 and 5,BALD PRAIRIE SUBDIVISION and being the POINT OF BEGINNING;
THENCE: N 41° 20' 46" E for a distance of 30.00 feet to a P/K nail set in the centerline of said
RENEE LANE for corner;
THENCE: S 48° 39' 14" E (called S 45° 27'28"E)along the centerline of said RENEE LANE for
a distance of 423.30 feet to a set P/K nail for corner;
THENCE: S 41° 21' 01" W for a distance of 30.00 feet to a found 5/8" Iron rod marking the
common most northerly corner of Lots 4 and 5, BALD PRAIRIE SUBDIVISION for corner;
THENCE:N 48° 39' 14" W along the northeast line of said Lot 5,said line also being the southwest
right-of-way line of RENEE LANE for a distance of423.30 feet to the POINT OF BEGINNING and
containing 0.2915 acres of land more or less.
