Its planned use is still residential in nature so I do not think any mention as to anything changing is necessary. >>>Alan Gibbs 3/3/2005 9:57 AM >>> Bob, I wanted to get you input of the draft ordinance attached. Specifically, the references to land use under the facts and conclusions is should be changed to something as follows: The use of the property west of the subject ROW is proposed to increase density from low density residential to medium density residential and the property east of the subject ROW is not likely to change use... I need to get this finalized before Arden's signature obviously. My intent was to route through legal before I forwarded to Arden as well. Let me know what you think. Szab miewicz, ueecssor Trustee • 010605 From Sue C Idol To: Steve Arden To: City of College Station Ref: Application for abandonment of a public right of way/easement Location: northern 470 LF Renee Lane Sirs I own the property at 13909 Renee Lane in College Station. I recently received the attached application from Mr. Steve Arden with a request to sign it. I do not agree to this abandonment for the following reasons. 1. At this time traffic is heavy on Barron Rd. it is not easy sometimes to get onto it from Renee Lane. When the new housing and high school go in it will be next to impossible. It is not cost effective for the city to put a traffic light there unless Renee Lane is a through street. The curves in Renee Lane will discourage through traffic. If the students are going to go through the neighborhoods they will do it anyway. For the residents of Renee Lane it is more a concern of traffic flow than trying to avoid traffic in the first place. It is a given that the traffic is going to happen. 2. Also of concern to me is the fact that without Renee Lane being a through street that we will have to go under Victoria to get the hook up to the city sewer system that was promised to us when we were annexed into the city. I can see going under a connector street costing in the 5-figure area. As most of us do not have that kind of money it could be years before we could hook into it. Another reason is the zoning. I would like to know if the city is going to keep the AO zoning for this property. The zoning and lack of city services have kept the property values on mine, and the rest of the residents of Renee Lane for years. Being close to a high school will not make it any better if these things are not addressed first I met with Mr. Alan Gibbs and he was under the impression that the traffic flow problem was not from Barron Rd to Mountain Breeze but the other way around. I do not see a problem there. Why would they want to come that way? There isn't anything there but the high school and more housing. Access to highway 6 would be closer by using Mountain Breeze. I realize that Mr. Arden is in business to make money for his investors and himself. I also realize that the cul de sac will be very cost effective for him and he will be able to build more houses. However, I don't think that I, and the rest of the residents of Renee Lane should pay for his ability to do so.
