HomeMy WebLinkAboutStaff Comments (2) STAFF REVIEW COMMENTS NO. 1 Project: WILLIAMSGATE (PP) - 04-135 STOP REVIEW: The review of this plat has been stopped due to nonconformance with platting requirements. A few comments have been provided below. This review does not constitute a full review. Additional comments may follow. ENGINEERING 1. Plat does not conform to existing zoning. Plat to be reviewed when rezoned. 2. Provide contours as required. 3. Please note, this project is required to provide a water report at Final Plat to demonstrate fire flow capability per BCS Unified Guidelines and City Fire Code. 4. Please note, this project is required to provide a sewer report at Final Plat to demonstrate the downstream sewer system has capacity per BCS Unified Guidelines and TCEQ. 5. The proposed sewer lift station, if public, is to be designed per City requirements. 6. The proposed sewer lift station, if private, will require off-site easements. Any needed off-site easements must be submitted with construction documents. 7. Water system must be designed per BCS Unified Guidelines. Please see requirements for 6-in water lines, 3-in lines down cul-de-sacs, number of hydrants on 6-in line, etc. 8. Please show water service to Lots 7 and 8, Block 1. 9. For common areas to exist, there must be a Homeowners Association. Please note that Commons A-E will be maintained by the HOA. 3. In Phase 2, there are two "Block 2"s. 4. Please show the updated City Limits line on the vicinity map. 5. Please identify the zoning of the property on the plat. Since this will be processed after the current rezoning request has been considered, you may call it R-1 Single Family Residential. The following page is a list of staff review comments detailing items that need to be addressed. Please submit for full review: Thirteen (13) copies of the revised preliminary plat. Your project may be placed on a future agenda once all the revisions have been made. The next deadline for the Planning and Zoning Commission is June 7, 2004 at 10 a.m. for the July 1, 2004 meeting. Sewer report is insufficient for approval. Refer to BCS Unified Design Manual. Demonstrate downstream impact. The sewer line shown as the discharge point was designed as a Sewer Impact Fee line. Demonstrate how the proposed system affects the impact fee line? 2. Water report is not in compliance with City design standards. Refer to BCS Unified Design Manual. Water line sizes shown on plat must be in compliance with City standards. 3. If proposed wastewater lift station is public, the design must be reviewed and approved by staff. 4. If proposed wastewater lift station is private, easement dedication documents are required with construction documents. 5. A waterline extends south along Shelbea. The water line should also extend north, as well. 6. Discharge of storm water should be to a defined channel. 7.
