SUBJECT: FINAL PLAT for PEBBLE CREEK SUBDIVISION PHASE 9E
Item: Presentation, discussion and possible action on a Final Plat for Pebble
Creek Phase 9E consisting of 17 lots on 7.925 acres generally located east of
the intersection of Congressional Drive and Cascades Drive.
Applicant: Pebble Creek Country Club, Inc.
Staff Recommendations: Staff recommends approval of the Final Plat.
Item Summary: This item is for consideration of a Final Plat for Pebble Creek
Phase 9E. This phase is located east of the intersection of Congressional Drive
and Cascades Drive. An HOA Common Area and Public Utility Easement is
shown along the west side of the future extension of Pebble Creek Parkway,
intersecting with Olympic Court. A 4' sidewalk was required along one side of
Olympic Court on the preliminary plat.
The Final Plat is in compliance with the approved Preliminary Plat.
Comprehensive Plan Considerations:
Land Use Plan: Single-family Residential (medium density). The plat shows
gross density of 2.15 dwelling units per acre.
Thoroughfare Plan: Neither street is classified on the Thoroughfare Plan.
Parkland Dedication: Dedication requirements for Pebble Creek have been
satisfied.
Budgetary & Financial Summary: N/A
