Based on the linear frontage of the premises, the attached signage may not exceed 42.5 square feet. The amount of signage depicted exceeds that allowed by 62.8 square feet, and may not be considered by the DRB. The applicant has indicated that he is willing to remove signage to obtain compliance. Maintaining signs 1, 3 and 4 would be in compliance with the allowed square footage, and are identified in bold below. The address (9) above the door is not factored into the allowed square footage. For reference, the dimensions of the other signs are as follows: Sign 1: 32 square feet Signs 2 (right and left): 14 sq. feet each Sign 3: 2.8 sq. feet Sign 4: 2.8 sq. feet Sign 6: 12.2 sq. feet Sign 7: 11.8 sq. feet Sign 8: 15.7 sq. feet While the benches may remain, the bench signs are not allowed as they are deemed freestanding signs, and must be removed to comply with Section 7.4.Signs of the UDO. Essentially there three signs to be considered. Sign #1 is an attached sign made of '/2' medium density overlaid plywood, painted with Valspar Gloss, Oil-Based Industrial Enamel and is lighted by four (4) masts from above the sign. Signs 3 and 4 are indirectly illuminated by a mounted fluorescent light fixture above the entry. Administrator Recommendation: As stated in the Northgate Design Guidelines, signs for the Northgate districts should meet the following criteria: 1. Signs should relate in placement and size to other building elements. 2. Signs should not obscure other building elements such as windows, cornices, or decorative details. While window signs are encouraged in the Northgate Design Guidelines, they should not cover more than 33% of the window area. Both window signs 6 and 7 appear to exceed 33 percent. 3. Sign material, style and color should compliment the building façade. 4. Individual shop signs in a single storefront should relate to each other in design, size, color, placement on the building, and lettering style. 5. Wood or metal is recommended. The proposed sign is made of %" medium density overlaid plywood that is painted. A sample has been provided. 6. Illuminated plastic signs are strongly discouraged. N/A 7. Letters exceeding 14" in height are discouraged in pedestrian oriented areas. The signs should be scaled more appropriately to a pedestrian environment. The letters on Sign 2, spelling out TATTOO, are exactly 14" tall, all other lettering is under 14", but not to a pedestrian scale. Issues/Items for Review: 1.
