This purpose of this email is to confirm our conversation yesterday regarding compliance with the Unified
Development Ordinance (UDO) for Pinky's located at 113 Boyett in College Station.
You agreed to remove the cleats left on either side of the windows where signs were removed, obtain a
sign permit and remove 30 square feet of excessive signage, and provide a housing or enclosure to
prevent the projection of light horizontally. Based on the width of your public entry facade, you are allowed
a maximum of 42.5 square feet of attached signage.
These issues should be addressed immedie:tely 3o that we may approve the request to transfer utilities to
your name.

Dear Mr. Burford,
The purpose of this correspondence is to inform you the Design Review Board
(DRB) considered your Sign Review Application last Friday,April 22nd. In this meeting
the Board approved your signs,including materials and colors,based on your verbal
intent to comply with the square footage limitations established for attached signs in the
Unified Development Ordinance (UDO). As you know,the staff report submitted to the
DRB suggested you maintain Signs 1, 3, and 4 as referenced in your submittal package.
You may,however, maintain any combination of signs attached to the building, not
including Sign 7, not to exceed a total of 42.5 square feet. Sign 7 covers more that 33%
of the window area. Signs contributing to the excessive square footage must be
removed.
Also,as indicated in the staff report to the DRB,the benches may remain,but the
bench signs are not allowed as they are deemed freestanding signs,and must be
removed to comply with Section 7.4.Signs of the UDO.
To obtain full compliance with the UDO,a Sign Permit Application (enclosed)
must be completed together with the minimum submittal requirements that are listed
on the application. Thank you for your prompt attention to this matter and should you

Dear Mr. Burford,
The purpose of this letter is to follow-up on Design Review Board (DRB) action
on April 22°d and previous correspondence dated April 26th to you regarding approved
signage for 113 Boyett Street.
An inspection this morning revealed that the premises has not come into
compliance with the sign package approved by the DRB. Although some of the
prohibited signs have been removed, too much signage exists and no sign permit has been
obtained through this department.
The Unified Development Ordinance (UDO) allows 42.5 square feet of attached
signs for this address. Per your Sign Review Application prepared for the DRB, you
requested 105.3 square feet. Currently, 71.4 square feet of attached signage exists. To
obtain compliance, you must remove 28.9 square feet of attached signs and obtain a
permit.
Upon inspection this morning, staff also noted that two additional fluorescent
lighting fixtures have been installed. Per Sec. 7.10 of the UDO: "The light source shall
not project below an opaque housing. No fixture shall directly project light horizontally."

Dear Mr. Buford:
The purpose of this letter is to advise you that the recent application of pink paint and
additional signage to the stucco exterior is not in compliance with the Unified
Development Ordinance.
As you may recall, the signs for your business were approved by the Design Review
Board in April 2005. Subsequent to that approval the signs not approved were removed
and the lighting above the door was shielded. Recently, amendments to Section 5.6
Design Districts were approved by the City Council affecting Northgate. Section
5.6.B.3.f addresses exterior building colors (enclosed). Part 2 of this section states that
"all building facades shall consist of only colors from the color palette maintained in the
Office of the Administrator. All other colors shall be considered accent colors and may
be used on no more than 10 percent of each façade. No more than two accent colors may
be used on each façade."
In order to obtain compliance, you must select a color from the approved color palette
and reduce the proportion of accent colors used. Should you have any questions, please

5.6 Design Districts
2) Hip and gable roofs may only be used when the vertical plane(s) of any roof
facing a right-of-way is interrupted by an architectural detail.
e. Exterior Building Materials
All structures within a building plot shall have materials that are similar and
complement each other. When determining area herein, windows and doors are
included.
1) The following applies only to the first two (2) stories or first twenty-eight
feet (28') above ground level of all structures, excluding parking garages.
All facades, except those within fifteen feet (15') of another building that
screens the facade, shall consist of a minimum of twenty-five percent (25%)
of one or more of the following building materials. Parking garages are
excluded from this requirement. All other materials except as authorized
herein or by the Design Review Board, are prohibited.
• a) fired brick;
b) natural stone;
c) marble;
d) granite
e) tile; and/or
f) any concrete product so long as it has an integrated color and is
textured or patterned (not aggregate material or split-face CMU) to
look like brick, stone, marble, granite or tile; or is covered with brick,
stone, marble, granite, or tile or a material fabricated to simulate
brick, stone, marble, granite, or tile.
2) In addition, all facades may utilize the following materials subject to the
stated limitations. Parking garages are excluded from these limitations. All
other materials are prohibited.
a) Stucco, hard board, split-face CMU with integrated color, or any
material equivalent in appearance and quality as determined by the
Design Review Board shall not cover more than seventy-five percent
(75%) of each facade.
b) Wood or cedar siding, stainless steel, chrome, standing seam metal,
and premium grade architectural metal may be used as architectural
accents and shall not cover greater than twenty percent (20%) of any
facade.
c) Glass block and other materials that are semi-transparent shall not
cover more than fifteen percent (15%) of any facade. Places of
worship are exempted from this limitation.
d) Continuous ribbon window systems and glazed curtain walls are
prohibited.
e) Smooth face, tinted concrete blocks shall only be used as an accent
and shall not cover more than five percent (5%) of any façade.
f) Galvanized steel and painted steel are allowed on doors, including roll-
up doors.
g) Steel, standing seam metal, and/or architectural metal, may be used
as a roof and/or canopy/awning with no limitation of percentage.
3) The facades of parking garages may utilize any material, but may only use
steel, standing seam metal, and/or architectural metal as an architectural
accent (limited to 20% of any façade) and as a roof and/or canopy/awning
(with no limitation).
