SUBJECT: LAKEVIEW ACRES (FP) - Final Plat
Staff reviewed the above-mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Monday, October 31, 10:00 a.m., your
project will be placed on the next available Planning and Zoning Commission meeting
scheduled for November 17, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
Two (2) 24"x36" copies of the revised final plat;
Twelve (12) 11 "x1 T' copies of the revised final plat;
Parkland Dedication must be submitted prior to the filing of the final plat;
One (1) Mylar original of the revised final plat; and
One (1) copy of the digital file of the final plat on diskette or e-mail to
nmanhart@cstx.gov
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have
not been addressed your project will not be scheduled for a Planning & Zoning Commission
meeting. Your project may be placed on a future agenda once all the revisions have been made
and the appropriate fees paid. If you have any questions or need additional information, please

ENGINEERING
1. In order to further process this Re -Plat the unpaved portion of the Morgan Lane right-of-way
directly adjacent to the subject property must be paved. "Paved" is defined as 6" of
Limestone Base and 1.5" of Asphalt Pavement. This requirement is further explained in the
CoCS Subdivision Regulations as follows:
8-G.2 Relation to adioinino Street Svstems
Where necessary to the neighborhood pattern, existing streets in adjacent or adjoining areas
shall be continued, in alignment therewith. Where adjoining areas are not subdivided, the
arrangement of streets in the subdivision shall make provision for the proper projection of streets
into such areas.
No tract, lot or parcel shall be subdivided unless the required internal street system adjoins an
existing, paved public right-of-way.
Oversize participation, at the City's request, will be granted pursuant to Section 9 herein.

2. Please label the metes and bounds of the internal lot being created.
3. Please verify that the existing PUEs for this property cover the existing sanitary sewer
infrastructure along the west and south property line.
4. Please provide PUE along the east property line as to cover the existing sanitary sewer
infrastructure.
5. Please provide 10' of Right -of -Way Dedication along the south property line as to allow for
the future extension of Dartmouth.

PLANNING
1. As a new residential lot is being created, Parkland Dedication is a requirement. This plat will
need to go before the Parks Board before the submittal can be considered complete. It has
been scheduled for the November 8, 2005 Parks Board meeting (7:00 p.m. at the Exit Teen
Center on Rock Prairie Road), but the applicant is not required to attend.
2. The plat states a blanket easement exists on the property while the application does not
state such. Please clarify.
3. Please identify the right-of-way acreage on the application.
4. A north arrow should also be included for the vicinity map.
5. Building lines need to be removed from the plat.
6. Please clearly identify all existing and proposed easements and their types.
7. Please clearly identify the right-of-way dedication at the rear of the property.
8. Please label the certifications.
9. Certifications are not needed for the county judge.
NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your
next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out
to the City, will constitute a completely new review.

10. A survey should be submitted for the existing structures on the lot. The structures should be
removed from the final plat.

ENGINEERING
1. As stated in our previous comments, in order to get this plat filed the portion of Morgans
Lane directly adjacent to this property must be paved with asphalt and lime base. In
order to take this plat forward to the Planning and Zoning Commission, a development
permit application must be submitted along with the appropriate supporting
documentation (construction documents, engineer's cost estimate, etc.). Once these
construction documents are reviewed the plat may be forwarded to the Planning and
Zoning Commission. However, the plat can not be filed with the county until Morgans
Lane is paved and accepted or bonded.
2. (Original Plat) Please remove "Proposed 20' PUE" and "10' ROW Dedication for Future
Extension Dartmouth Street".
3. (Replat) On the southeastern property line, please label the "10' Dedication..." as a 10'
ROW Dedication.
4. (Replat) On the southeastern property line, please dedicate the PUE to encompass the
area between the existing 10' PUE and proposed 10' ROW dedication.
5. (Replat) On the northeastern property line, please identify and illustrate an existing 10'
PUE (v794, p498 or p501).
6. (Replat) On the northeastern property line, if the existing PUE does not fall on the
property line, please dedicate an additional 10' PUE along this property line, as
requested by the Electrical Department on the previous comments (Comment # 1).

1. This plat was considered by the Parks & Recreation Advisory Board on November 8, 2005.
They voted unanimously to accept the $1,112 in fees.

PLANNING
1. Previous staff comments have referenced a blanket easement, not a temporary blanket
easement. If no blanket easement exists on the property, please remove the note "Blanket
Easement recorded in: Volume 98, Page 75" from the plat.

ENGINEERING
1. (REPEAT COMMENT) As stated in our previous comments, in order to get this plat filed the
portion of Morgans Lane directly adjacent to this property must be paved with asphalt and
lime base. In order to take this plat forward to the Planning and Zoning Commission, a
development permit application must be submitted along with the appropriate supporting
documentation (construction documents, engineer's cost estimate, etc.). Once these
construction documents are reviewed the plat may be forwarded to the Planning and Zoning
Commission. However, the plat can not be filed with the county until Morgans Lane is
paved and accepted or bonded.
2. To further process this Final Plat the construction documents as described above need to
be submitted or a variance request ($100 fee) to not improve the surface of Morgans Lane
needs to be made to the Planning and Zoning Commission. Although the variance request
is an option to the applicant, unfortunately staff is unable to support this variance due to the
conflicting nature of the request with the subdivision regulations.
3. All easements should be labeled Public Utility Easements (PUE) not Utility Easement (UE),
specifically the easements along the southeastern and northeastern property lines.
