Box 9960 College Station, TX 77842 Dear Ms. Hitchcock: Enclosed with this letter are several items relating to a previous PIP site plan submittal from Chadwick Estates HOA: • Completed PIP application • Four revised facility layout plans • Sealed irrigation plan • Indemnity and easement agreement from abutting fee owner I am also including an explanation for changes to the PIP site plan. Our original site plan showed new fencing (brick column with wood panels) and landscaping along about 1000' of Woodcreek Drive, as well as a gateway entrance sign in our phase of Woodcreek. Since the time of our original submittal (Summer 2005), the homeowners have voiced their desire to proceed in smaller phases. Thus, the site plans we are submitting include only theag teway entrance sign. The only change to the gateway sign from the previous submittal is that its design has been modified to sit entirely within the property of 9301 Weslayan and adjoining public right-of- way—the previous plan had a portion of the raised planter on the property of 1404 Essex Green. In a conversation with Alan Gibbs in November 2005, he indicated that a $400 cash/surety bond would be required for the full fence/landscape project. However, we have significantly scaled back our improvements, and I was unsure if this bond was still required. Please inform me what bond is required for this scaled-back project (entrance gateway sign only). Also, I am sending a copy of this letter to Ms. Kate Elrod, who we have been working with on a entrance gateway grant. Previous conversations with Ms. Elrod have indicated that the City could be willing to contribute matching money for construction of these improvements. We look forward to getting these plans approved so that we can begin our neighborhood beautification. Allow me to respond directly to the "Staff Review Comments No. 2": r v rThe application identifies 'Shawn Turner' (and not the Chadwick HOA) as the party responsible for maintenance. Is this correct? The application was incorrect. The Chadwick HOA will be the party responsible for maintenance. The maximum sign height for an Area Identification sign is 4', measured from the curb height. Please provide height of sign. The height of the sign will be 4 feet as measured from the foundation beam. The ground slopes downward from the curb at this location, so a 4 ft sign height measured from the curb would likely result in a sign that is S to 6 ft. high. The maximum area of an Area Identification sign is 16 square feet. Please provide area of sign. The area of our proposed sign is 8 square feet: 2 ft high by 4 ft wide. Is sign lighting proposed? No additional sign lighting is proposed beyond ambient street lighting. This is consistent with other neighborhood signs in Woodcreek. 5. Please provide property / right-of-way line location. 6. In response to your question related to the cash / surety bond requirement, please provide an estimate of the cost to remove the portion of the improvements that are in the right-of-way for staff to review. The initial cash/surety bond estimate was $400 for approximately 1, 000 linear feet of landscaping and the raised planter box/gateway sign. For only the raised planter box/gateway sign, we propose a cash/surety bond of $100. 8. FYI: The indemnification is under review by our Legal Department. The City's legal department took 6 months to prepare this in 2005. 1 hope their language is still satisfactory with them.
