MEMORANDUM

TO: Shawn Turner, 9304 Whitney Lane, College Station 77845
FROM: Molly Hitchcock, Staff Planner
SUBJECT: CHADWICK ESTATES HOA (PIP)- Site Plan
Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Please address the comments
and submit the following information for further staff review:
Completed application
Four (4) revised facility layout plans
Sealed irrigation/plumbing plan (if applicable)
Electrical plan (if applicable)
Indemnity agreement from abutting fee owners and
Cash or surety bond.
Please note that the necessary documents are required prior to the issuance of a building
permit. If there are comments that you are not addressing with the revised site plan, please
attach a letter explaining the details. If you have any questions or need additional information,
please call me or Alan Gibbs at 979.764.3570.

Project: CHADWICK ESTATES HOA (PIP) – 05-00500169
PLANNING
1. The "Type of Work" section of the application has not been completed.
2. The landscaping will have to maintained by the HOA once planted. Please describe
how the plantings will be irrigated.
3. If the sign will be lit, an electrical plan is needed.
4. Please provide more details regarding the neighborhood plaque.
5. FYI: All signage will require a building permit after the PIP is approved.
6. An indemnity agreement is needed. Please see the attached.
7. In the recent Legal review of our PIP ordinance, it has been determined that cash or a
surety bond in a sum sufficient to cover the costs of removal of the facilities or
improvements by the City or any public utility upon terms and in an amount approved by
the City Engineer is needed for a complete application—that Staff does not have the
ability to waive this requirement.

1. FYI, Please be aware that all improvements within Rights -of -Way or Public Utility
Easements maybe removed by the City without replacement. So, it may be advisable to
relocate the brick columns outside the ROW.

NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your
next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out
to the City, will constitute a completely new review.
