SUBJECT: SQUID HILL (FP) - Final Plat
Staff reviewed the above-mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Monday, September 19, 10:00 a.m., your
project will be placed on the next available Planning and Zoning Commission meeting
scheduled for, October 20, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
Development Plat application and additional $100 fee;
Two (2) 24"x36" copies of the revised final plat;
Twelve (12) 11"x17" copies of the revised final plat;
Parkland Dedication in the amount of$ must be submitted prior to the filing of the
final plat;
One (1) Mylar original of the revised final plat; and
One (1) copy of the digital file of the final plat on diskette or e-mail to
nmanhart@cstx.gov
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have
not been addressed your project will not be scheduled for a Planning & Zoning Commission
meeting. Your project may be placed on a future agenda once all the revisions have been made
and the appropriate fees paid. If you have any questions or need additional information, please

ENGINEERING
1. This plat must be processed as a Development Plat, otherwise fire flow regulations will apply
to the plat. (A Minor Plat can be approved at staff level, but all provisions of the subdivision
regulations must be met, including Fire Flow. Per the Subdivision Regulations there
specifically no provision to allow a variance to Fire Flow.) Please return with a completed
Development Plat application, the title block corrected, and additional $100 for processing.
Please be aware that a Development Plat must be heard by the Planning and Zoning
Commission. Based on date of submittal, and the Parks Board schedule, this plat will be
scheduled for the October 20th meeting.
2. Please provide a note as to how water and wastewater are being provided to this lot.
3. Parkland Dedication must be provided. Please contact Pam Springfield with Parks and
Recreation in order to be placed on the Parks Board agenda (764-3773). This plat may not
go before Planning and Zoning until it has been heard by the Parks Board.
4. As a point of information for the owner and as noted above, a Development Plat may be
processed without providing fire flow. However, once a building permit is requested, fire
flow must be provided per the Fire Code. At that point, a variance may be sought from the
Construction Board of Appeals. Generally, the Fire Marshall's office would make a
recommendation as to Fire Flow variances. The $480 fee for the Construction Boards of
Appeals may be waived for areas in the most recently annexed area.

1. Property is in the Bryan Texas Utilities Electric service territory.

BTU
1. BTU will require 20' easements centered on any existing overhead distribution lines on the
property, a 20' easement along the three side property lines, and 16 feet along the front
parallel to Jones-Butler.
2. Please identify all easements that currently exist on this property.

1. Please correct the City Planner certificate. Under the signature line, it shows Bryan, Texas.
2. FYI: This plat will be placed on the October 11th Parks Board meeting. Your attendance is
not required. After speaking with Ric Ploeger, he is certain Parks will accept a fee in lieu of
land dedication for the property. This amount of $556 must be paid prior to filing of the plat.
Assuming all conditions are met, the plat would be filed following October 11th
