Morgan, Mitchell & Morgan, LLP, via fax 979.260.3564 FROM: Molly Hitchcock, Staff Planner SUBJECT: WATERWOOD CONDOS PH 5 (SP) -Site Plan Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff review comments detailing items that need to be addressed. The next submittal will be the third and final review by staff for this round of reviews. If all items have not been addressed on the next submittal, another $200 processing fee will need to be submitted for the subsequent set of three (3) reviews. Please address the comments and submit the following information for further staff review: Six (6) complete sets of construction documents for the proposed development with the revised site and landscaping plans attached (please submit additional copies to be stamped for your records). Two (2) revised site plans One (1) landscaping plan One (1) 11x17 grading and erosion control plan If there are comments that you are not addressing with the revised site plan, please attach a letter explaining the details. Please note that the Easement Dedication Sheet and the necessary documents are required prior to the issuance of a building permit. Please provide total site area for Ph. 5 on the site plan. 2. Please identify building setbacks on the site plan. 3. Landscaping will be reviewed when submitted. Reviewed by: Molly Hitchcock Date: September 2, 2005 ENGINEERING 1. Blow off required at end of 3" water line. 2. Private sewer shall meet plumbing code regarding slope, cleanouts, etc. 3. As discussed with Phase 4, public water main requires a PUE. Please show proposed PUE or note on plans. 4. On previous phases the water taps were double, but this phase shows a single tap for each unit. What is the reasoning? 5. FYI: A Development Permit was submitted for Phase 4&5 combined (Rough Grading). I am assuming a full development permit will follow under the same permit. As submitted the public infrastructure will only be accepted when both phases are complete. To have each phase accepted individually will require a separate DP for Phase 5. Reviewed by: Carol Cotter Date: September 1, 2005 ELECTRICAL 1. Developer installs conduit per city specs and design. 2. Developer will furnish and install 2-6" pvc conduits along Central Park Lane as shown on CSU electrical layout. 3. Developer will intercept existing conduit at existing junction box#2747-00 and extend as shown. If conduit does not exist developer will furnish and install conduit and extend as shown. 4. Developer pours transformer pad(s) per city specs and design. 5. Developer installs pull boxes as per city specs and design (pull boxes provided by the city). 6. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan email to qmartinezcstx.qov. 7. Developer provides easements for electric infrastructure as installed for electric lines. 8. To discuss any of the above electrical comments, please contact Gilbert Martinez at 979.764.6255. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced Pressure Principle Back Flow Device, or a Double-Check Back Flow Device, and installed as per City Ordinance 2394. 2. All BackFlow devices must be installed and tested upon installation as per City Ordinance 2394.
