Morgan, Mitchell & Morgan, LLP, via fax 979.260.3564 c FROM: Bridgette George, Development Coordinator SUBJECT: Waterwood Ph. 4 - Site Plan Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review: One (1) complete set of construction documents for the proposed development with the revised site and landscaping plans attached Easement Dedication Sheet and required documents (please allow 4 weeks to process). Please note that the Easement Dedication Sheet and the necessary documents are required prior to the issuance of a building permit. If there are comments that you are not addressing with the revised site plan, please attach a letter explaining the details. Since this is the sixth plan for Waterwood, there are several site plan review items that are not being required (the information has already been provided). I ask though that you please provide the site address in the title block so address searches may be made by staff without pulling previous files (this a common search) and the acreage so I will be aware of how much landscaping will be required for this phase. 2. Please identify the side setback. 3. Please confirm that that the 20-ft. sanitary sewer easement has been abandoned. 4. As the letter with the application stated, I'll review the landscaping/irrigation when submitted. Reviewed by: Molly Hitchcock Date: August 24, 2005 ENGINEERING 1. Public water main requires a PUE. Please show proposed PUE on plans. I'm assuming a temporary blanket easement has been dedicated and the required easements will be dedicated subsequent to the blanket easement being released. Please verify. 2. On previous phases the water taps were double, but this phase shows a single tap for each unit. What is the reasoning? 3. Private sewer service will have to meet plumbing code. Reviewed by: Carol Cotter Date: August 29, 2005 ELECTRICAL 1. Developer installs conduit per city specs and design. 2. Developer will furnish and install 2-6" pvc conduits along Central Park Lane as shown on electrical layout. 3. Developer pours transformer pad(s) per city specs and design. 4. Developer installs pull boxes as per city specs and design (pull boxes provided by the city). 5. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan email to q martinez(c�cstx.qov. 6. Developer provides temporary blanket easement for construction purposes. 7. Developer provides easements for electric infrastructure as installed for electric lines. 8. To discuss any of the above electrical comments, please contact Gilbert Martinez at 979.764.6255. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced Pressure Principle Back Flow Device, or a Double-Check Back Flow Device, and installed as per City Ordinance 2394. 2. All BackFlow devices must be installed and tested upon installation as per City Ordinance 2394. NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and"bubbled"on your plans.Any additional changes on these plans that have not been pointed out to the City,will constitute a completely new review.
