Staff reviewed the above-mentioned site plan as requested. The following page is a Nst of
staff review comments detailing items that need to be addressed. Please address the
comments and submit the following information for further staff review:

site plan for TC Homes regarding location of interior lot lines and dimensions.

MISCELLANEOUS
1. Irrigation system must be protected by a Pressure Vacuum Breaker, a Reduced Pressure
Principle Back Flow Device, or a Double-Check Back Flow Device, and installed as per City
Ordinance 2394.
2. All BackFlow devices must be installed and tested upon installation as per City Ordinance
2394.

1. Please submit a report explaining the functionality of the proposed water meter
and 2" water line being tapped off the existing service line. Also, explain the
feasibility of placing the water meter for Lot 3C.
2. Please submit a report explaining the functionality of the proposed sewer line
being tapped off the existing service line.
3. Please use SDR26-ASTM D3034 for the sanitary sewer pipe material, not SCH
40.
4. Drainage Report:
a. Update Table #1
b. Describe what the runoff is doing on this property, where it is going and
how much
c. Provide post development calcs

Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. The next submittal will be the third
and final review by staff for this round of reviews. If all items have not been addressed on the
next submittal, another $200 processing fee will need to be submitted for the subsequent set of
three (3) reviews. Please address the comments and submit the following information for
further staff review:
Six (6) complete sets of construction documents for the proposed development
with the revised site and landscaping plans attached (please submit additional
copies to be stamped for your records).

PLANNING
1. Amend parking requirements table to reflect true parking requirements, being 9 per lot,
based on existing, proposed and maximum allowed square footages for Lots 3A, 3B and 3C
respectively.
2. Regarding the following comments (#3 and #4), per Section 7.9.D of the UDO, all buildings
developed as a building plot shall have materials and colors that are similar and
complement each other architecturally...All buildings shall employ architectural, site, and
landscape design elements that are integrated with and common to those used on the
main/primary buildings or structures on the site. These common design elements shall
include building materials associated with the main/primary structure.
3. Elevations submitted denote materials used, provide samples.
4. Provide color sample for doors, eaves, vents and other painted surfaces.
