Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Please address the comments and
submit the following information for further staff review:
$200 processing fee for the next round of three (3) staff reviews
Six (6) complete sets of civil construction documents (see comments for required
sheets) for the proposed development
Two (2) revised site plans
One (1) landscaping plan
One (1) 11x17 grading and erosion control plan

Building notes:
1. In order to meet non-residential architectural standards, please submit material and color
samples.
2. Remove all site plan sheets from the building plans (sheets Cl, C2, A1.1, A1.2, LS 0.1.
Building plans should only include architectural details. Approved site plans will be provided
with the building plans to the contractor.
3. Remove signage from building elevations, or provide note that signs are under separate
permit.

ENGINEERING
1. Please change sanitary sewer service line to 6" line not 4" line. Appears to be mis-labeled
twice on Sheet A1.1.
2. Please label size of domestic meter and irrigation meter.
3. The first 90-ft of the domestic water service line appears to be located inside the 10-ft PUE
located along George Bush. Please run this line outside of the PUE.
4. Please include Bryan-College Station standard detail for infrastructure, fire hydrant,
sidewalks, paving, etc. or include a statement on the site plan stating that all public
improvements shall be built in accordance to the BCS Unified Design Guideline Manual,
Specs and Details.
5. (Sheet C1) Please label the 6-in feed line for the hydrant and meters as material type:
Pressure Class 200, DR 14, AWWA C909.

Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff

and final review by staff for this round of reviews. If all items have not been addressed on the
next submittal, another $200 processing fee will need to be submitted for the subsequent set of

PLANNING

ENGINEERING
1. Please illustrate sanitary sewer service line material type (SDR26-ASTM D3034).
2. Please change sanitary sewer service line to 6" line not 4" line.
3. The existing sanitary sewer service line should be capped at the main and not at the
building.
4. The domestic and irrigation meter must be tapped on the 6" line feeding the fire hydrant.
Public Utilities will not tap the 16" main for a meter. Please move the meters to the area
near the fire hydrant.
5. Please illustrate the water service meter sizes, line size, and material type (Type K
Copper).
6. Per the proposed water demand (62 GPM) a 1.5" water meter would be required. This
seems to be too large of a water meter. Please provide the calculations per the building
code used to determine these water demands.
7. Please include Bryan-College Station standard detail for infrastructure, fire hydrant,
sidewalks, paving, etc.
8. Provide additional detail on the rip-rap to insure that the drainage will stay contained within
the erosion control section.
9. Please provide a grading plan for this site that shows the existing and proposed
contours.
10. Please provide erosion control plan.
11. Drainage - Please comply with the follow TCEQ requirements:

Storm Water Discharges from Small Construction Activities
The Texas Commission on Environmental Quality has issued a general permit for construction
activities under the Texas Pollution Discharge Elimination System. The general permit
(TXR150000) is for construction activities disturbing at least 1 but less than 5 acres or is part of
a common plan of development disturbing at least 1 but less than 5 acres.
You will need to follow these steps to discharge storm water from your construction site to the
City of College Station's Municipal Separate Storm Water Sewer System (MS4):
1. Read the general permit (TXR150000) to make sure it applies to your situation.
2. Adhere to the requirements of the general permit (TXR150000).
NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your
next transmittal letter and'bubbled"on your plans.Any additional changes on these plans that have not been pointed out
to the City,will constitute a completely new review. 2 of 3
3. Prepare and implement a Storm Water Pollution Prevention Plan in accordance with
Part Ill of the general permit (TXR150000).
4. Sign and post a construction site notice.
5. At least 2 days before beginning construction, provide a copy of the site notice to the
operator of any Municipal Separate Storm Water Sewer System (MS4) into which storm
water will be discharged.
A MS4s include streets, channels, gutters, ditches or anything else that is publicly owned,
designed or used to collect or transport storm water.
As long as you meet the conditions of this general permit, you are authorized to discharge
storm water.
No notice of intent (NOI), notice of termination (NOT), or fee is required under this option—as
long as the requirements of this general permit are followed.
This particular general permit will expire at midnight on March 5, 2008.

LANDSCAPING/STREETSCAPING/BUFFER
1. It is also our understanding that landscaping requirements are not required for this site, but
all efforts will be made to comply. 100% screening is required for parking along street
frontage with the exception of any visibility triangles. Screening must be at least 3 feet high,
and 50% must be evergreen. If plantings are used, they may be used for points (See UDO
Section 7.5.D, Streetscape Requirements).
2. Also be aware that all utility connections, and other visibly offensive site characteristics
should be adequately screened (UDO, Section 7.5.D.6).

2. We do not understand what you are requiring here. Site plan

intermixed and found on. both. In your last review you required
that we submit "One (1) complete sets (sic) of construction
documents for the proposed development with the revised site and
landscaping plans attached" Now you are indicating that we
should not have done this and ask for a re-submittal?

ENGINEERING
VThe sewer line shown on sheet A1.1 has been upsized to 6 inch per
