SUBJECT: SPRING CREEK GARDENS PH. 2— construction documents
Staff reviewed the above-mentioned engineering documents as requested. The
following page is a list of staff review comments detailing items that need to be
addressed. Please address the comments and submit the following information for
further staff review and approval of the plans:
Two (2) sets of revised construction documents
Two (2) revised drainage reports

Engineering Review
Comments No. 1
1. Please submit updated water report for Phase 2.
2. Drainage Report: please make a note in the report that the lag times on the
peaks of the current development will be ahead of the lag times on the peaks of
the upstream developments.
3. C5: Service connection at Sta. 1+55.07 outside of pavement.
4. FYI: It is suggested that you extend public storm sewer and a PUE at the rear of
lots 17 thru 23. Please note that the City is concerned that a drainage problem
may present itself due to the cross lot drainage design and future lot
development. Although the City will allow a private drainage way with swales at
the rear lot lines to help accommodate these flows, the developer may need to
assist future property owners in rectifying such drainage problems should they
occur.

NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be
explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans
that have not been pointed out to the City of College Station will constitute a completely new review.
