• STAFF REPORT Project Manager: Molly Hitchcock Report Date: September 6, 2005 Email: mhitchcock©cstx.gov Meeting Date: September 15, 2005 Item: Presentation, discussion, and possible action on a Final Plat for the Spring Creek Townhomes Phase 1B and Spring Creek Gardens Phase 2, consisting of 21 lots on 3.858 acres generally located at the intersections of Spring Garden Drive and Heath Drive with Whispering Creek Drive. Applicant: Wallace Phillips for Spring Creek CS Development, Ltd. Staff Recommendations: Staff recommends approval of the final plat. Item Summary: This plat consists of 21 single-family residential lots (one being single family attached) and two common areas, all zoned PDD. Spring Garden Drive and Heath Drive (parallel local streets) will be extended to their termini at Whispering Creek Drive. Whispering Creek Drive will be constructed to connect the Spring Creek Townhomes and Spring Creek Gardens subdivisions. Comprehensive Plan Considerations: The final plat is in conformance with the associated preliminary plats, density shown on the Land Use Plan, and Concept Plan (for Spring Creek Gardens) that was adopted by the Design Review Board (Spring Creek Townhomes did not require a Concept Plan). Parkland dedication will be met as per the terms of the Crowley Tract Master Development Plan. Commission Action Options: The Commission has final authority over the final plat.
