The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, August 29, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for September 15, 2005, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Two (2) 24" x 36" copies of the revised master development plan; Twelve (12) 11" x 17" copies of the revised master development plan; One (1) Mylar original of the revised master development plan; and One (1) copy of the digital file of the master development plan on diskette or e-mail to nmanhart© cstx.gov Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed, your project will be pulled from the scheduled Planning & Zoning Commission agenda. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Any additional changes on these plans that have not been pointed out to the City,will constitute a completely new review. 1 of 2 STAFF REVIEW COMMENTS NO. 1 Project: PZPDES - PROJ PLANNING/ENGINEERING 1. Per Master Plan check list, please provide the date of preparation, scale, north arrow and proposed land uses (i.e. single family, proposed rights-of-way dedication, green belt, neighborhood parks etc). 2. Please label North Forest Parkway on the vicinity map. . - -- ..-vi•r 3. Please show, an additional iferig (cation on he north side of North forest Parkway, west of Appomattox and an additional,41-feet of right-of-way on the north side of North Forest Parkway, east of AppomattoA5 4. Please provide existing and proposed zoning on the plan for the subject property. 5. Please provide a note on the Master Plan weather or not the subject property is located in the 100 year floodplain and floodway referencing FEMA panel and, weather or not there will be any drainage development on the subject property. 6. Phase 2 is showing 28 lots and a green space where it appears that Appomattox would extend through. This needs to be shown as a lot. 7. What is the width of the street between phase 3 and the proposed green strip? Please be aware that fire will have to be able to access this street with emergency vehicles. 8. Maximum block length is exceeded on the peripheral block. (maximum block length is 1200 feet) 9. If Raintree/Appomattox is the only thoroughfare serving the property, driveway access will not be permitted. 10.Please be aware that 60 feet of right-of-way will be required for the minor collector through the property. Reviewed by: Jennifer Reeves/Josh Norton Date: August 17, 2005 ELECTRICAL 1. Developer installs conduit per city specs and design. 2. Developer provides 30' of rigid conduit for riser poles. 3. Developer installs pull boxes, secondary pedestals, and transformer pads as per city specs and design.(pull boxes, secondary pedestals, and transformer pads provided by the city). 4. Developer installs streetlights as per city specs and design. 5. Developer provides digital AutoCAD 2000 version of plat and/or site plan.(email to bread[a�cstx.gov ) 6. CSU will provide the developer with an electric design plan for the installation of conduit, streetlighting, and electrical facilities. 7. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). 8.
