SUBJECT: DOVE CROSSING PH.1A, 1B, & 1C (FP) - Final Plat
Staff reviewed the above-mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Monday, August 29, at 10:00 a.m., your
project will be placed on the next available Planning and Zoning Commission meeting
scheduled for September 15, 2005, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas
Avenue.
Two (2) 24"x36" copies of each of the revised final plats;
Twelve (12) 11"x17" copies of each of the revised final plats;
Parkland Dedication must be submitted prior to the filing of the final plats;
One (1) Mylar original of each of the revised final plats; and
One (1) copy of the digital file of each of the final plats on diskette or e-mail to
nmanhart@cstx.gov
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have
not been addressed your project will not be scheduled for a Planning & Zoning Commission
meeting. Your project may be placed on a future agenda once all the revisions have been made
and the appropriate fees paid. If you have any questions or need additional information, please

PLANNING/ENGINEERING
FYI, the Oversized Participation request is being processed for Phase 1. If approved by
Council, payment would not occur until the infrastructure associated with the proposed Phases
1A, 1B, and 1C is complete and accepted.
Comments for Phase 1A:
1. Provide updated tax certificate reflecting current ownership information (tax certificate and
ownership information on application do not match).
2. Provide additional information, via note on the plat, for the sign and landscape easement
(details on uses allowed in area, maintenance responsibility, etc.)
3. The construction documents and reports are still under review and may affect the plat.
4. Twenty-four lots require Impact Fee payment of a $232.04/LUE for a total of $5,568.96
before the plat can be filed at the Court House.
5. Temporary turnarounds may be required on dead end streets (stub outs) greater than 100
feet.
Comments for Phase 1B:
1. Provide updated tax certificate reflecting current ownership information (tax certificate and
ownership information on application do not match).
2. Note 2D indicates the presence of a GTE Southwest easement that is not located on the
plat.
3. The construction documents and reports are still under review and may affect the plat.
4. Temporary turnarounds may be required on dead end streets (stub outs) greater than 100
feet.

1. Provide updated tax certificate reflecting current ownership information (tax certificate and
ownership info on application do not match).

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Developer provides 30' of 2"rigid conduit for riser poles.
3. Developer pours transformer pads, secondary pedestals, and pull boxes per city specs
and design. (transformer pads secondary pedestals and pull boxes provided by the city).
4. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan email to
sweido@cstx.gov.
5. Developer to provide a 5' easement Block 1 Lot 4 adjacent to Lot 5.
6. Developer to provide a 5' easement Block 1 Lot 8 adjacent to Lot 9.
7. Developer to provide a 5' easement Block 1 Lot 14 adjacent to Lot 13.
8. Developer to provide a 5' easement Block 1 Lot 18 adjacent to Lot 19.
9. Developer to provide a 5' easement Block 5 Lot 2 adjacent to Lot 3.
10. Developer provides easements for electric infrastructure as installed for electric lines
(including street lights).
11. Developer installs street lights per city spec and design.
12. College Station Utilities will provide and electric design plan to developer for the
installation of conduit and street lighting.
