EXIST CONDITIONS
The tract or parcel of land containing 1.4016 acres being all of lot 4, block 1 of replat Kapchinski
Hill, recorded in volume 1600, page 221, B.C.M.R. conveyed to GMRI, Texas LTD in Volume
3016, page 105 B.C.D.R. is currently a parking lot and the site of a recently torn down Olive
Garden.
An existing site survey and demolition plan is included in the civil construction drawings. The
site shows to have over 90% of the tract covered in either pavement or building pad. The
drainage is routed to the south to an existing Type A inlet and some is sheet flowing off the site.
DEVELOPED CONDITIONS
Since the site was previously developed, and this development will not add any
additionally runoff or impervious cover, no detention is required.
The commercial development is designed to capture most of the storm water runoff in proposed
Type A inlets within the parking areas. There are two 18" storm line systems that tie into one
existing Type A inlet, which has one 18" storm line exiting the inlet.
The two 18" storm systems have a total of 476 linear feet of proposed storm pipe at 0.50%
slope, which will convey 7.43 cfs, per system.
One system captures 0.44 acres and with a runoff coefficient "C" of .87 and a time of
concentration of 10 minutes giving an intensity of 11.64 in/hr. During the 100-year event a flow
of 4.46 cfs is generated. This flow is less than the 7.43 cfs the system can convey.
The second system captures 0.38 acres and with a runoff coefficient "C" of .85 and a time of
concentration of 10 minutes giving an intensity of 11.64 in/hr. During the 100-year event a flow
of 3.76 cfs is generated. This flow is less than the 7.43 cfs the system can convey.

*Please locate and identify the existing 6"water line w/ Hydrant which runs perpendicular to the existing
18"water line. This 6" line originally ran to the Olive Garden. Please note proposed action for this line.
*All meters will need to be located in within an easement and outside of TxDOT ROW.

Attached is a PDF of our A5-1 Exterior Elevation sheet for the Chase Holleman &Texas project. I am
showing on this sheet the revisions that we will be making to meet the requirements of the City of College
Station and I wanted to check with you and see if this would be sufficient to clear your comments on the
building permit for the Chase project? We will be responding to the rest of the comments that we received from
Chris Haver with revised drawings as well. Let me know if you have any questions.

Actually, you are right, the blue does match Regatta and will be approved. I apologize, that color was actually

Hi Jennifer thanks for the update. I will take your comments and revise the exterior elevation renderings to
show things as you have noted with the window awnings and pilasters.
On the stucco the drive thru structure is also covered with stucco.
On the roof colors I looked thru the list and it appeared that the color Regatta SW6517 was very close to the

Royal Blue metal roof color that we submitted. Chase would very much like to use that color if it is allowed on
the cities color palette. Let me know if that is not the case and we will come up with something else.

I received the material/ color samples yesterday afternoon. The stucco color is ok. Is the drive thru structure
also stucco?
The roof color does not match an approved color. I am attaching the list of approved colors. They are Sherwin
Williams colors, but you may use any color that matches one of these.
Please let me know if you have any questions!

Hi Jennifer:
Thanks for talking with me today about the Chase project and the things we will need to do to complete the
building permitting with the City of College Station. Based on our conversation I will plan to add metal shade
awnings over all of the exterior windows which should satisfy the requirements on the front elevation. On the
sides and back I would like to also add pilasters (projected bricks) vertically at points along the sides and back
to help break up the elevation. Attached are two PDF files showing a possible configuration of these pilasters.
Let me know if you think that something like that and the awnings would meet the requirements of the
Ordiance.

Item 1. We are overnighting material samples of the roof and stucco finishes for the Chase project. This design
is for a national prototype exterior and is used to help create an identifiable building image for Chase.
Item 2.
FRONT elevation: The front facade (not including the canopy) is 60 feet long. The City's Unified Development
Ordinance 7.9.C. states that "The geometric plane of the front or main building facade shall use architectural
relief every forty-five feet to provide visual interest by incorporating a minimum of two(2)design elements from
the following options:canopies, wall plane projections or recessions, vertical expression of structure,pilasters,
columns, bay windows, balconies, recessed entries, stoops, porches, arcades, permanent decorative awnings,
and or windows accompanined by overhangs.." As noted we have included a wall plane projection from the
building and a recessed entry which meets the requirement of two elements. Please let me know if I am not
interpreting the requirements of this section of the Ordinance correctly.
SIDE 1, 2, REAR elevations: The other facades (not including the front entry of the building) are 60 feet long.
The City's Unified Development Ordinance 7.9.0 states that ".. Along all other facades visible from the right of
way, there shall be some architectural relief or wall recession or projection every sixty feet as described
herein." My interpretation of this statement is that at least one design element is required for every 60 feet of
building not on the main facade. We had submitted previously that the side and back elevations have windows
accompanied by overhangs as a design element as detailed in the attached PDF file of our wall section. If this
does not meet the requirements for windows accompanied by overhangs please let me know and we will
address these other elevations. Also please let me know if I am not interpreting the requirements of this
section of the Ordiance correctly.
If you have any questions or comments about the information above please let me know and we look forward to
completing the permitting for this project in College Station.

of comments in response:
1. Please provide color samples of the roof and stucco (I assume the drive thru structure is also stucco?). The
colors shown on the elevations (as they looked on my computer/ printer) are not approved colors.
2. Again, the elevations are not meeting Section 7.9.0 of the Unified Development Ordinance for the following
reasons:

Upon review of your comments pertaining to the Chase Bank building plans, we would like to offer the following
responses:
Item 1 -The attached exterior renderings accurately portray the exterior materials of the Chase Bank building at
Holleman &Texas. Chase Bank uses a National Prototypical building design to provide a standardized image
for the bank and its customers nationwide. If actual samples of the materials are needed they can be provided.
Item 2 - Each elevation of the building has additional information which describes how the facade will comply
with Section 7.9 C of the Unified Development Ordinance.
Item 3 - Stucco will only cover 39% of the front facade as noted in the attached exterior renderings. The
breakdown of exterior materials is shown on the front facade.

Item 4 - Plaster on our drawings and elevations is a "generic" term. The areas shown as Portland Cement

Hi Jennifer:
Thanks for talking with me today about the Chase project and the things we will need to do to complete the
building permitting with the City of College Station. Based on our conversation I will plan to add metal shade
awnings over all of the exterior windows which should satisfy the requirements on the front elevation. On the
sides and back I would like to also add pilasters (projected bricks) vertically at points along the sides and back
to help break up the elevation. Attached are two PDF files showing a possible configuration of these pilasters.
Let me know if you think that something like that and the awnings would meet the requirements of the
Ordiance.

Ordinance 7.9.C. states that "The geometric plane of the front or main building facade shall use architectural
relief every forty-five feet to provide visual interest by incorporating a minimum of two(2)design elements from
the following options:canopies, wall plane projections or recessions, vertical expression of structure, pilasters,
columns, bay windows, balconies, recessed entries, stoops, porches, arcades, permanent decorative awnings,
and or windows accompanined by overhangs.." As noted we have included a wall plane projection from the
building and a recessed entry which meets the requirement of two elements. Please let me know if I am not
interpreting the requirements of this section of the Ordinance correctly.
SIDE 1, 2, REAR elevations: The other facades (not including the front entry of the building) are 60 feet long.
The City's Unified Development Ordinance 7.9.0 states that ".. Along all other facades visible from the right of
way, there shall be some architectural relief or wall recession or projection every sixty feet as described
herein." My interpretation of this statement is that at least one design element is required for every 60 feet of
building not on the main facade. We had submitted previously that the side and back elevations have windows
accompanied by overhangs as a design element as detailed in the attached PDF file of our wall section. If this
does not meet the requirements for windows accompanied by overhangs please let me know and we will
address these other elevations. Also please let me know if I am not interpreting the requirements of this
section of the Ordiance correctly.

I have completed the plan review for the above referenced project and have the following
comments. The plan review is based on the 2003 International Codes, the 2002 National
Electrical Code and our local amendments. Where appropriate, I have included the
