The following page is a list of staff review comments detailing items that need to be addressed. I will be contacting you to let you know how many copies will be needed for Planning & Zoning Commission packets. Joint access easement for Lots 1 & 2 does not meet spacing requirements. Access easement must be at least 300 ft away from Crescent Pointe Pkwy. 2. Once access easement for Lot 2 is established, an internal access easement to Lot 1 and the property to the south of Lot 2 might be a solution, due to the spacing constraints between Crescent Pointe Pkwy. and State Hwy. 30. 3. FYI: The supporting infrastructure will have to be accepted before the final plat for Crescent Pointe Phase One can be filed with the county. Reviewed by: Josh Norton Date: May 23, 2005 PLANNING 1. The record information for Crescent Pointe Parkway right-of-way and 20-ft. landscape easement need to be included on the plat. 2. Cresent Point phase 1, lots 1 & 2, we will need an additional 10 ft PUE along Copperfield Dr. 2. Developer installs conduit per city specs and design. 3. City of College Station to provide drawing for conduit installation. 4. Developer pours transformer pad(s) and street light bases (if applicable) per city specs and design. 5. Developer installs pull boxes as per city specs and design.(pull boxes provided by the city). 5. Developer provides digital AutoCAD 2000 or 2004 version of plat and/or site plan. email to tmichalscstx.qov 6. Developer provides load data for project. 7. Developer provides temporary blanket easement for construction purposes. 8. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). 9. The Master Development Plan for Crescent Pointe was approved March 20, 2003 and therefore expired in March of 2005. A Master Plan is required for all subdivisions that will be developed in more than one phase and containing more than 50 acres of land or more than 100 residential lots. There are two choices to proceed: 1. Upon written application of the subdivider, the Planning & Zoning Commission may extend the approval in increments of 12 months upon demonstration of substantial progress and the lack of changed or changing conditions in the area or 2. Contact Planning & Development Services to schedule a Preapplication Conference, which will be required before a new Master Plan may be submitted. A refund may be made to the applicant for the preliminary plat that was recently submitted or we can hold on to the submittal for future processing.
