STAFF REVIEW COMMENTS NO. 1
Project: CRESENT POINTE PH 1 (PP) - 05-00500063
ENGINEERING
1. Joint access easement for Lots 1 & 2 does not meet spacing requirements. Access
easement must be at least 300 ft away from Crescent Pointe Pkwy.
2. Once access easement for Lot 2 is established, an internal access easement to Lot 1 and
the property to the south of Lot 2 might be a solution, due to the spacing constraints
between Crescent Pointe Pkwy. and State Hwy. 30.
3. FYI: The supporting infrastructure will have to be accepted before the final plat for Crescent
Pointe Phase One can be filed with the county.

PLANNING
1. The record information for Crescent Pointe Parkway right-of-way and 20-ft. landscape
easement need to be included on the plat.
2. The plat needs to state the anticipated land use in compliance with the Land Use Plan.

FROM: Molly Hitchcock, Staff Planner
SUBJECT: CRESENT POINTE PH 1 (PP)
The preliminary plat submitted to Planning & Development Services on April 18,
2005 has not yet been accepted for review because the Master Development
Plan for this area has expired. The Master Development Plan for Crescent
Pointe was approved March 20, 2003 and therefore expired in March of 2005. A
Master Plan is required for all subdivisions that will be developed in more than
one phase and containing more than 50 acres of land or more than 100
residential lots.
There are two choices to proceed:
1. Upon written application of the subdivider, the Planning & Zoning Commission
may extend the approval in increments of 12 months upon demonstration of
substantial progress and the lack of changed or changing conditions in the
area or
2. Contact Planning & Development Services to schedule a Preapplication
Conference, which will be required before a new Master Plan may be
submitted.
A refund may be made to the applicant for the preliminary plat that was recently
submitted or we can hold on to the submittal for future processing.

The Crescent Pointe Ph. 1 preliminary plat was filed with the Planning and
Development Services Department on May 19, 2005. The Planning and Zoning
Commission will fail to act on the plat within 30 days after the plat was filed,
therefore it will be approved on June 18, 2005.
