HomeMy WebLinkAboutMetes & Bounds Field Notes 21.45 Acres Being part of that certain 31.42 acre tract or parcel of land lying and being situated in the MORGAN RECTOR SURVEY, A-46, College Station, Brazos County, Texas, conveyed to Emanuel Glockzin, deed recorded in Volume 5193 page 127, Official Records of Brazos County, Texas and being more fully described as follows: BEGINNING: at a 5/8"iron rod found at a 10" Cedar Post in the easterly right-of-way of Earl Rudder Freeway South (State Highway No. 6, East Bypass), same iron rod being the common corner between said 31.42 acre tract, and a 21.12 acre tract deeded to ARC Records as recorded in volume 612 page 589, Official Records of Brazos County, Texas same corner being; T HENCE: S 47°47'31"E- 1069.43 feet across said 31.42 acre tract to a 1/2"iron rod found; THENCE: S 47°47'31"E-400.07 feet along the common line of said 31.42 acre tract and a 5.50 acre tract deeded to Stephanie Sales Singleton recorded in volume 4000, page 308, Official Records of Brazos County, Texas, to a 1/2"iron rod found, same rod being in the north right-of-way line of Sebesta Road; THENCE: S 42°17'37" W- 623.93 feet along said north right-of-way line of Sebesta Road to a 1/2"iron rod found and corner; THENCE: N 88°25'03" W- 665.46 feet along said 31.42 acre tract and a 3.50 acre tract deeded to CSL of Texas, Inc. recorded in volume 3626, page 118, Official Records of Brazos County, Texas to a 1/2"iron rod found in the east right-of-way line of Earl Rudder Freeway South (State Highway 6); THENCE: N 00°08'11" W- 1429 feet along the east right-of-way line of Earl Rudder Freeway to the PLACE OF BEGINNING; and containing 21.45 acres of land, more or less, according to a survey made on the ground under the supervision of Donald D.
