SUBJECT: RICHARDS ADDITION (FP-REPLAT) - Final Plat
Staff reviewed the above-mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Please submit the following
information submitted by Monday, March 7, 10:00 a.m. Your project has been placed on the
next available Planning and Zoning Commission meeting scheduled for March 17, 2005, 7:00
p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
One (1) copy of the revised variance request; and
Parkland Dedication in the amount of $1,112 must be submitted prior to the filing
of the final plat;

SUBJECT: RICHARDS ADDITION (FP-REPLAT) - Final Plat
Staff reviewed the above-mentioned final plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. If all comments
have been addressed and the following information submitted by Monday, February 28,
10:00 a.m., your project will be placed on the next available Planning and Zoning
Commission meeting scheduled for, March 17, 2005, 7:00 p.m. in the City Hall Council
Chambers, 1101 Texas Avenue.
Two (2) 24"x36" copies of the revised final plat;
Ten (10) 11"x17" copies of the revised final plat;
Parkland Dedication in the amount of $1,112 must be submitted prior to
the filing of the final plat;
One (1) Mylar original of the revised final plat; and
One (1) copy of the digital file of the final plat on diskette or e-mail to
nmanhart@cstx.gov
Upon receipt of the required documents for the Planning & Zoning meeting, your project
will be considered formally filed with the City of College Station. Please note that if all
comments have not been addressed your project will not be scheduled for a Planning &
Zoning Commission meeting. Your project may be placed on a future agenda once all
the revisions have been made and the appropriate fees paid. If you have any questions

PLANNING
1. The only plat to include the subject property is the original Richards Subdivision plat.
While the name can be changed through the platting process, please identify the
original lots as those from the Richards Subdivision, not the Richards Addition.
2. When calculating the average width of the lots on the block, please use both sides of
Sterling to Texas Ave. (this will change the number minimally). The City recognizes
the following plats for this area:
• The original Richards Subdivision
• A Resubdivision of the Richards Addition (lots 1 & 2 block 2; 1977)
• Lots 25A & 25B Block 2 Richards Addition (1977)
• Davenport Addition (2004)
• Portion of Richards Addition (lots 17A— 20B; 1983)
• A Resubdivision Plat of Lots 42-52 and of 55 Feet of Lot 55 and Lots 56-58
(1977)
With the exception of the Davenport Addition, these plats may be found on the City's
internet GIS mapping application (www.cstx.qov). The Davenport Addition was
created in the Kerr Surveying office.
3. In light of the new average width that is calculated, the variance request will need to
be updated.

ELECTRICAL
1. Need a 10 ft. PUE along the rear property lines of all lots.
2. Coordinate electric service requirement for new lots with College Station
Uilities.

staff is not acting as an advocate for the applicants. Therefore, it is in the applicant's best
interest to send a representative to the Planning & Zoning Commission meeting to speak
on behalf of the proposal.
