§ KNOW ALL MEN BY THESE PRESENTS:
COUNTY OF BRAZOS §
That I, COURTNEY SALE ROSS, of New York County, New York, have made,
constituted and appointed, and by these presents do make, constitute and appoint my sister,
STEPHANIE SALE SINGLETON, of Bryan, Brazos County, Texas, to be my true and lawful
Attorney, for me and in my name, place and stead, to assist in the development, platting and
dedication of, and all in accordance with the governmental authorities having jurisdiction over,
the following described real property, to-wit:
All of that 5.50 acre tract or parcel of land, lying and being situated in the MORGAN
RECTOR SURVEY, A-46, College Station, Brazos County, Texas, and being part of
the called 40.382 acre tract described in the Deed from Federal Deposit Insurance
Corporation to CSL of Texas, Inc., as recorded in Volume 1412, Page 6, Official
Records of Brazos County, Texas, and also being part of Lot 2 of the Agency Records
Control, Inc. (Subdivision), according to the Plat recorded in Volume 612, Page 589,
Official Records of Brazos County, Texas, and said 5.50 acre tract being more
particularly described on Exhibit "A" attached hereto and made a part hereof for all
purposes (the "Property");
all in the manner and on the terms and conditions that she shall deem proper or advisable, and
further, to make, execute, acknowledge and deliver good and sufficient dedications and
conveyances for the same to the City of College Station, Texas, upon any such consideration and
with any such notations, comments, provisions, clauses, covenants and agreements to be therein
contained as my said Attorney shall think fit and convenient, including, but not limited to,
execution of plats, re-plats, easement dedications, applications, agreements, contracts, affidavits,
certificates, and the like, relative to the Property; and to ask, demand, recover, collect, receive
or pay all sums of money which shall become due and owing to me or by me by means of any
such plat, dedication or conveyance; giving and granting unto my said Attorney full power and
authority to do and perform all and every act and thing whatsoever requisite and necessary to be
done in connection with such development, platting and dedication processes for the Property,
as fully to all intents and purposes as I might or could do if personally present, hereby ratifying
and confirming whatsoever my said Attorney shall and may do by virtue hereof in the premises.
This Power of Attorney shall not terminate on disability of the principal.
And I represent to those dealing with my said Attorney that this Special Power of
Attorney may only be revoked by written revocation duly filed for record in the Official Records
of Brazos County, Texas.

Field notes of a 5.50 acre tract or parcel of land, lying and being situated in the
Morgan Rector Survey, Abstract No. 46, College Station, Brazos County, Texas and
being part of the called 40.382 acre tract described in the deed from Federal Deposit
insurance Corporation to CSL of Texas, Inc., as recorded in Volume 1412. Page 06
of the Official Records of Brazos County, Texas, and also being part of Lot 2 of the
Agency Records Control, Inc. (Subdivision) according to plat recorded in volume 612,
page 589 of the Official Records of Brazos County and said 5.50 acre tract being
more particularly described as follows:
COMMENCING at the 1/2" iron rod set at the south corner of the
beforementioned Lot 2 - Agency Records Control, Inc. Subdivision, same being an
east corner of the beforementioned 40.382 acre tract, same being the east corner of
the 0.29 acre right-of-way agreement tract (for the widening of Sebesta Road to a
60' wide R.O.W.) described in Volume 1403, Page 130 of the Official Records of
Brazos County, Texas, and same being in the pre-existent northwest line of Sebesta
Road (50' wide R.O.W);
THENCE N 47 47'10" W along the southwest line of the beforementioned Lot

beforementioned 0.23 acre tract for a distance of 10.00 feet to the PLACE of
BEGINNING of this description in the existing northwest (60' wide) right of way line.
