Regarding the 138" Sq x 186"junction box— Please consider a cone for the top 6 or so feet of the junctions box. We believe this would be less expensive and more structurally sound. Utility Plan Layout, Site and Grading Plan, and Sheet SS2 are missing from the set of documents turned in for review. 2. Provide detail for tie-in with SH6 pavement. 3. The backfill requirement for ADS pipe is cement stabilized sand regardless if it is located under pavement or not. I do not see that noted anywhere. 4. Please provide ramps to Cross Pavilion Drive where sidewalks end at TxDOT ROW. 5. Some of your General Notes conflict with City standards. We require 6" lifts, not 12" and 98% standard under pavement, not 95% modified. In addition, structural backfill is required to extend 5 feet on either side of pavement edge. 6. Class IV RCP is shown on the street profile and ADS on the storm sewer profile for the same pipe, Sheet SD2. Please rectify. 7. Is the ADS pipe water tight? 8. Do you know if the existing 4' box culvert at Sebesta Road is 789 or 850? If it is 789, it requires 2 feet of cover, so you may need to replace it with 850. 9. You need to use City of College Station details for sidewalks. 10. Shouldn't the proposed 6" water line crossing at Station 1+20 be existing? (SD3) 11. Where are the profiles for the storm sewer crossings on Corsair Circle? 12. There appears to be a conflict with the private sewer service and the storm sewer at Station 5+60. Should there not be some cushion? (SD6) 13. Show conflict with water line Station 0+16. (SD7) 14. Provide details for your junction boxes providing outer dimensions and separation for the multiple pipes. 15. It appears that you may need dissipater blocks on the outlet of the detention pond. 16. Submit storm sewer calculations and revised Drainage Report. The storm sewer cannot be reviewed any further without this information. 2. You will need to use City of College Station standard junction box. (SD7) 3. What type of curbing are you proposing in TxDOT ROW? TxDOT does not allow 6" curb. 4. Please designate Storm Sewer D and E as private, as well as the 36" HDPE line through Lot 10 to the detention pond. 5. Is ASTM 76 RC pipe traffic load? I think you need a Class IV pipe for direct load. Class III pipe requires 1 foot of cover. 6. Verify that you have enough cover on HDPE pipe crossing the roadway. 7. Why are you discharging into the top of the detention pond? You may get more fall if you lower the outlet. 8. Trickle channel required from outlet into detention pond to outfall. 9. The flow line of Section C2, Storm Sewer B is higher than the flow in. This is not acceptable. 10. Water and sewer crossings also require the joints of water and sewer pipe to be centered on each other, the sewer pipe shall have a minimum stiffness of 115psi at 5% deflection, and the sewer pipe shall be embedded in cement stabilized sand for total length of one pipe segment plus 12" beyond joint on each end. 11. There are valves shown on plan view that are not called out on plan view or profile. (W1 and W2) 12. Is the gate valve shown at Sta 10+05 on the correct water line? (W2) 13. Add gate valve to Water Line B. (W3) 14. FYI: The bore method for waterline does not need to be dry, it can be wet. Dry bores are required for sewer lines. 15. FYI: Sewer services are not required to be encased when crossing water line. 16. FYI: Water line not required to be encased when crossing under storm sewer. 17. Show proposed grade on Sewer Line C from Sta 4+82. (SS8) 18. Ductile iron pipe buried less than 3.5' shall include cement stabilized backfill. 19. Concrete pavement detail shall be 8" concrete pavement and 6" lime stabilized subgrade. 20. Refer to BCS Unified Design Guidelines for Cement Stabilized back fill specifications. 21. Structural backfill is required under pavement to 5 feet out from pavement. 22. Submit Erosion Control Plan for DP. 23. Submit NOI for DP. 24. Submit Engineers Cost Estimate. 25. Per our telephone conversation last Friday regarding the blanket easement, a scanned copy of the original final plat was forwarded to Randy Trimble (BTU). /3. Consider revised street name for Coreusier Circle that is easier to pronounce. The Planning & Zoning Commission commented last week that this could be problematic for emergency services and 911 dispatch functions. Remove "Temporary Cul-de-sac" wording from plat. 5. The following comments are issued as a courtesy and do not constitute a complete review. 1. Provide street grades. 2. Curb return ROW dedication required for street connection to Sebesta. 3. Provide curb return radii on all street intersections. 4. Paving profile needs to show all existing and proposed utility conflicts shown with size and flow line. 5. Sidewalks are required to be 6' wide if located at back of curb, or 4' wide and located 6' from back of curb. Your proposed 5' sidewalk will require a variance. 6. Use of HDPE requires approval from City Engineer. Cement stabilized sand backfill is required for HDPE. 7. Provide drainage details for HDPE pipe. 8. Class 3 RCP requires at least a foot of cover. What are you proposing for pipe with less than 1 foot? 9. Provide flow lines in and out of junction boxes. A minimum elevation drop of .1 feet is required. 10. How did you determine size of inlets, number and location? Provide drainage calculations. 11. Please identify junction boxes on profile. 12. Where there is a change in pipe diameter, the soffit of smaller upstream pipe shall at least match the soffit of the larger pipe. 13. Provide trench safety for trenches deeper than 5 feet. 14. Provide flow line in to the detention pond from Lot 10. 15. Velocities needed to be determined in the drainage report may show need for energy dissipation blocks on oulets. 16. Utility Plan shows storm pipe to TxDOT ROW. This is not indicated in the construction documents. Show how discharge gets to defined drainage way. Show any required improvements. 17. Provide detail of pilot channel in detention pond and pilot channel near intersection on Pavilion with Sebesta. What is the latter pilot channel for? 18. Show emergency spillway for detention pond. 19. Show proposed grade on waterline profile. 20. Show TCEQ requirements for water and sewer crossings. 21. You will need to bore Sebesta Road for water line tap and encase. 22. Sheet W2 shows conflict with 4-12" RCP. Please verify. 23. Two waterlines are shown in plan view through Lots 8 and 9. Please verify. 24. Add blow off to end of waterline (Lot 10). 25. Size on size taps not allowed. You will need to cut in a tee and add additional valve (One less than each leg of tee). 26. Refer to BCS Unified Design guidelines for valve location and spacing. 27. Refer to BCS Unified Design guidelines for flushing valve requirement. 28. Sanitary sewer crossing of Sebesta will need to be by dry bore. 29. Encasement pipe diameter for 8" sewer is 16". 30. Show proposed grade on sanitary sewer profile. Some manholes have 2 lines in, but you are calling out only one of them. 34. Water line at Sta 3+92 calls proposed in plan view and existing in profile. 35. Cement stabilized backfill is required on sanitary sewer less than 3.5 feet in depth. 36. Commercial service leads shall be 6" single only. 37. Station all water and sewer services. 38. Show limits of structural backfill on all utilities. 39. Extended water line "B" to property line. 40. Minimum cover for waterline is 4 feet. Existing 12-inch line requires 4 feet cover (SHT SD1). You will need to lower this line. In addition, the existing line is ACP and it may be easier to replace joints than tap the line. 41. Please use City of College Station Details. 42. Submit Erosion Control Plan for DP. 43. Submit Grading Plan for DP. 44. Submit NOI for DP. 45. Submit TxDOT Utility Permit application for connection to waterline in TxDOT ROW. 46. Provide fire flow calculations in water report. 47. Revise Drainage Report as discussed (predevelopment vs. post development drainage areas, free flow area, inlet sizing and street drainage calculations, velocities of storm pipe, hydraulic grade lines, etc.) 48. A 6" water line as proposed may have no more than 2 fire hydrants or flushing points. You may need to upsize to an 8". Water Design Report required. 3. Sanitary Sewer Design Report required. 4. It appears that the water line along SH6 is in TxDOT ROW. You will need to submit a TxDOT Utility permit. 5. Owner of Lot 15 (Preliminary Plat) needs to join in the plat. Include certification block for owner's signature and notarization and include owner's info on Application. 6. Remove zoning boundaries. 7. Remove "proposed" from Public Utility Easements. The easements are dedicated with the Final Plat. 8. Title of Plat needs to say "Final Plat of Century Hill..... which includes a Replat of Agency Records Control Lot " 9. Include curb returns in ROW dedication for Pavilion Avenue. 10.
