/FYI: no structures are permitted in the PUE, this includes foundations.
Re: The foundation and the sidewalk within the P.U.E are not connected and are
independent of each other. Re detail 1/A-7.1.
VPlease provide the ownership and current zoning of this tract and all adjacent
tracts on the site plan. (repeat comment)
Re: See additional notes concerning the ownership and current zoning of this
tract and all adjacent tracts on sheet A-1.0.
V' The number of required parking spaces and number provided as stated on the
plan are incorrect. For a 16,000 sq ft building, 64 spaces are required. You have
provided 76. (repeat comment) To clarify, you are still showing 68 spaces
required and 74 installed in your parking synopsis.
Re: See updated parking synopsis on sheet A-1.0.
VPlease provide all setbacks on the site plan, including the side and rear setback.
The side street setback is 15', and not 25' as stated on the plan (side street is
Holleman). (repeat comment)
e: See updated information regarding building setbacks on sheet A-1.0.

. All curb must be monolithic, please remove other curb details.
Re: All other non-compliant details have been removed from the set. See sheets

For every 15 ii iienor parking spaces you are required` o provide a 180 square
foot interior island somewhere within the interior parking area. If the end islands
(in the interior of the site)exceed their required square footage, the additional
square footage can be applied to the interior island requirement. If you wish for
the additional square footage of your end islands to count toward your interior
island requirement, please provide the square footage of these end islands. With
43(0 32 interior parking spaces, you are required 384 square feet of interior islands.
(repeat comment). No additional interior islands were added and the square
n, - footages were not given.

•• The site plan now shows a `relocated fire hydrant and appurtenances', is the
hydrant(now shown in symbol, but unlabeled) at the northeast property corner
. still proposed?
Re: No, the hydrant shown at the northeast property corner has been
removed from our plans and is not proposed. There is an existing fire
hydrant on Holleman Drive, adjacent to our site that will
serve our property. See drawings A-1.0 and civil drawings.
. The dumpster enclosure needs to have a 24ft. opening (inside width) in order to
house 2 FEL containers. Each dumpster needs a 12' clear opening for service.
(repeat comment) To clarify, you are only showing a depth of 9'1". The
minimum depth is 12' inside dimension. With bollards proposed, you need to
insure the 12' is met before reaching the bollards. Also, the 12' minimum width is
an inside dimension. With the gates open each dumpster needs 12' clear space
for service.

. What material are the dumpster enclosure gates made of? (repeat comment)

LANDSC PING
V The way you have determined the number of streetscape trees that are required
is correct. However, the way that you have calculated the additional streetscape
point requirement is incorrect. To calculate the streetscape points required,
please add an additional 300 points for every 50 linear feet of frontage. (repeat
comment) To clarify, you do not have to add in the additional points that you are
in the first 2 steps of the calculation. Please call for further clarification.
Re: See updated drawing#'s L-1 and L-2.

Subject: Re: Corner of Texas and Holleman
Attached is a copy of a section of the plans detailing the intersection design and there will only be slight
modifications to the intersection and none of the intersection construction will impact the Olive Garden
property. However, the parking spots adjacent to the ROW line will be reduced by up to 2 ft due to the
construction of the roadway south of the intersection. I don't have a scanner adequate for scanning the
11x17 plan sheets for you to see, but you are welcome to stop by and look at them.

Troy,
I have a PAC meeting coming up for the old Olive Garden site. Do you know if the reconstruction of that
intersection is going to effect the southwest corner(olive garden area)of that intersection.
Thanks -Josh Norton
