My apologies--comments were inadvertently sent out on Friday. I am resending the fax with the
final comments (Nonresidential Architectural Standards review was added).
Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Please address the comments
and submit the following information for further staff review:
One (1) complete set of construction documents for the proposed development
with the revised site and landscaping plans attached
Easement Dedication Sheet and required documents (please allow 4 weeks to
process).
Please note that the Easement Dedication Sheet and necessary documents are required prior
to the issuance of a building permit. If there are comments that you are not addressing with the
revised site plan, please attach a letter explaining the details. If you have any questions or need

SUBJECT: AUDIO VIDEO (SP) - Site Plan
Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. The next submittal will be the third
and final review by staff for this round of reviews. If all items have not been addressed on the
next submittal, another $200 processing fee will need to be submitted for the subsequent set of
three (3) reviews. Please address the comments and submit the following information for further
staff review and approval:
Six (6) complete sets of construction documents for the proposed development
with the revised site and landscaping plans attached (please submit additional
copies to be stamped for your records).
Two (2) revised site plans;
One (1) landscaping plan; and
One (1) revised grading plan.
If there are comments that you are not addressing with the revised plans, please attach a letter
explaining the details. If you have any questions or need additional information, please call

PLANNING
1. Shrubs used to screen parking must be a minimum of 3 feet above the parking lot
pavement elevation. Please indicate this on the landscaping plan.
2. The buffer for the rear facade requires a fence or wall. Please describe what will be used
on the landscaping plan.
3. Please show required bicycle parking.
4. NOTE: Building materials and color samples will be required before Building Permit.

PLANNING
1. In addition to C-1 zoning, the property has OV Corridor Overlay zoning. Please show both
zoning designations on the site plan.
2. In the title block, please include:
• "Site Plan for Audio Video"
• "University Park Ph. II Lots 3A and 3F Block V"
• "1.83 acres"
3. The owner of the property should be the same on the application as on the site plan.
9. The front setback is 40 feet (OV requirement). The current building is grandfathered.
Please remove the 25 foot setback that is shown.
5. Please identify the zoning of abutting parcels.
6. In the future, if an item on the site plan checklist does not apply to the project, please do not
check it off, but write "N/A".
7. Please identify the ROW width for University.
8. The parking space dimensions are off for spaces 37-41.
9. Wheelstops may not be used for 18-ft. parking stalls (spaces 16 and 20).
10. Please provide details on the dumpster enclosure.
11. Provide a general note that all roof and ground-mounted mechanical equipment shall be
screened from view or isolated so as not to be visible from any public right-of-way or
residential district within 150' of the subject lot, measured from a point five feet above
grade. Such screening shall be coordinated with the building architecture and scale to
maintain a unified appearance.

LANDSCAPING/STREETSCAPING/BUFFER
1. The landscaping and site plans should be using the same base plan (the layout has not
been updated on the landscaping plan).
2. In addition to what has been shown, the landscaping plan should include: topographic and
final grading information adequate to identify and properly specify planting for areas
needing slope protection; the location of existing and proposed utilities and all easements
on or adjacent to the lot; and an indication of adjacent land uses.
3. Provide a general note that 100% coverage of groundcover, decorative paving, decorative
rock, or a perennial grass is required in parking lot islands, swales and drainage areas, the
parking lot setback, rights-of-way, and adjacent property disturbed during construction.
4. Streetscaping is not required along the access easement. Please adjust the linear feet
used in the streetscape point and tree calculations.
5. Please correct the cedar elm count.
6. Please state that each trunk of a crepe myrtle will be at lease 1.25-inch caliper.
7. Parking areas are required to be screened from the right-of-way along 100% of the street
frontage. At a minimum, plantings, berms, and/or structural elements used must be a
minimum of 3 feet above the parking lot pavement elevation. If shrubbery is used, at least
50% must be evergreen.
8. Irrigation is required. Please address this issue.
9. NOTE: Signage will not be approved through the site/landscaping plan, but will be reviewed

1. The western elevation is proposing 80% EIFS. It is limited to 75%.
2. Please provide color samples before Building Permit.
3. Painted steel panel siding and galvanized steel is allowed on the rear façade if it can not be
seen from a right-of-way and if a buffer is applied. Please ensure the buffer is shown on the
landscaping plan.

required).
4. Verify "Existing 8" Sewer Line", showing 10" line. Is "Existing 6" Sewer Line" State Farm's
service line?
5. The water demand shown on the site plan supports using a .75" meter not a 2" meter,
please explain.
6. Depict location of irrigation meter.
7. Platted University Park not State Farm?

NONRESIDENTIAL ARCHITECTURAL STANDARDS
1. The western elevation is proposing 80% EIFS. It is limited to 75%.
2. Please provide color samples before Building Permit.
3. Painted steel panel siding and galvanized steel is allowed on the rear facade if it can not be

PLANNING
ul! In addition to C-1 zoning, the property has OV Corridor Overlay zoning. Please show both
zoning designations on the site plan.
2. In the title block, please include:
• "Site Plan for Audio Video"
• "University Park Ph. II Lots 3A and 3F Block V"
• "1.83 acres"
3. The owner of the property should be the same on the application as on the site plan.
4. The front setback is 40 feet (OV requirement). The current building is grandfathered.
Please remove the 25 foot setback that is shown.
5. Please identify the zoning of abutting parcels.
6. In the future, if an item on the site plan checklist does not apply to the project, please do not
check it off, but write "N/A".
7. Please identify the ROW width for University.
8. The parking space dimensions are off for spaces 37-41.

screened from view or isolated so as not to be visible from any public right-of-way or
residential district within 150' of the subject lot, measured from a point five feet above
grade. Such screening shall be coordinated with the building architecture and scale to
maintain a unified appearance.

LANDSCAPING/STREETSCAPING/BUFFER
1. The landscaping and site plans should be using the same base plan (the layout has not
been updated on the landscaping plan).
2. In addition to what has been shown, the landscaping plan should include: topographic and
final grading information adequate to identify and properly specify planting for areas
needing slope protection; the location of existing and proposed utilities and all easements
on or adjacent to the lot; and an indication of adjacent land uses.
3. Provide a general note that 100% coverage of groundcover, decorative paving, decorative
rock, or a perennial grass is required in parking lot islands, swales and drainage areas, the
parking lot setback, rights-of-way, and adjacent property disturbed during construction.
4. Streetscaping is not required along the access easement. Please adjust the linear feet
used in the streetscape point and tree calculations.
5. Please correct the cedar elm count.
6. Please state that each trunk of a crepe myrtle will be at lease 1.25-inch caliper.
7. Parking areas are required to be screened from the right-of-way along 100% of the street
frontage. At a minimum, plantings, berms, and/or structural elements used must be a
minimum of 3 feet above the parking lot pavement elevation. If shrubbery is used, at least
50% must be evergreen.
8. Irrigation is required. Please address this issue.
9. NOTE: Signage will not be approved through the site/landscaping plan, but will be reviewed
when a building (signage) permit is applied for.
