SUBJECT: GATEWAY SUBDIVISON PH 1 (FP-RP) - Final Plat
Staff reviewed the above-mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Monday, Monday, May 9, 10:00 a.m.,
your project will be placed on the next available Planning and Zoning Commission meeting
scheduled for, May 19, 2005, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
Two (2) 24"x36" copies of the revised final plat;
Ten (10) 11"x17" copies of the revised final plat;
One (1) Mylar original of the revised final plat; and
One (1) copy of the digital file of the final plat on diskette or e-mail to
nmanhart@cstx.gov
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have
not been addressed your project will not be scheduled for a Planning & Zoning Commission
meeting. Your project may be placed on a future agenda once all the revisions have been made
and the appropriate fees paid. If you have any questions or need additional information, please

PLANNING/ENGINEERING
1. Please provide volume and page number of existing easements.
2. Please consolidate the plat to two pages maximum. The scale of the original plat can be
reduced as long as title, volume and page are legible.
3. Please amend the title block and owners certification to reflect the "Replat of the applicable
lots" as opposed to "Replat of the Replat".
4. Our records indicate that there is an additional existing 20-foot PUE located across the
northernmost corner of the property. Please verify and provide volume and page.

1. Need a 20 ft PUE along the private access drive (west property line)from front to rear of
property lines.

SUBJECT: REPLAT of LOTS 1AR and 12 of BLOCK 1, GATEWAY SUBDIVISON
PHASE 1
Item: Public hearing, presentation, discussion, and possible action on a Replat for
Gateway Subdivision Phase 1, Lots 1AR and 12 of Block 1, consisting of 2 lots on 14.4
acres generally located at University Drive East and Forest Drive.
Applicant: Clay Barnett of Brockette, Davis, Drake, Engineering, Agent for Owner,
Frank Mihalopoulos
Staff Recommendations: Staff recommends approval of the Replat as submitted.
Item Summary: This item is for consideration of a Replat of Lots 1AR and 12, Block 1
of Phase 1 of the Gateway Subdivision. These lots are being reconfigured into Lots
1AR -1 and 1AR-2 and are currently undeveloped. The Replat is in compliance with
the City's subdivision regulations and Unified Development Ordinance.
Comprehensive Plan Considerations:
The Land Use Plan shows this area to be Regional Retail. The current zoning of the
property as C-1 is in conformance with Land Use Plan. The University Drive Overlay
extends approximately 250 feet into these Lots.
The property has access to State Highway 6, a Freeway and Expressway on the
Thoroughfare Plan, and to University Drive which is designated as a Major Arterial.
These properties take access from University Drive at the signalized intersection across
from Forest Drive, the right-in/ right-out next to Wing And More and through the greater
shopping center area via internal access easements.
