HomeMy WebLinkAboutStaff Report STAFF REPORT Project Manager: Molly Hitchcock Report Date: May 18, 2005 Email: mhitchcock@cstx.gov Meeting Date: June 2, 2005 Item: Presentation, discussion, and possible action on a Preliminary Plat for the Indian Lakes Subdivision Phases 4&7 consisting of 19 lots on 34.47 acres, a portion generally located to the north of Indian Lakes Drive and a portion to the south of Chaco Canyon Drive in the City's extraterritorial jurisdiction. Applicant: Travis Martinek, Agent for Smiling Mallard Development Company Staff Recommendations: Staff recommends approval. Item Summary: Since 2002, the Commission has approved a master development plan and two preliminary plats for Indian Lakes. Final plats for phases 1, 2, 4, 5 and 6 have also been approved. This item is being brought to the Commission to re- preliminary plat a portion of Phase 4, which is intended to be vacated and final platted again. It also includes a preliminary plat for Phase 7 (new), which will include the extension of the Anasazi Bluff Drive right-of-way and a cul-de-sac that will continue the Indian Lakes rural residential development. As the lots are a continuation of the developing subdivision, it will not be necessary for the applicant to prove fire flow standards can be met. The plat shows conservation areas to comply with the project's Corps permit. Comprehensive Plan Considerations: The property is shown as rural on the Land Use Plan. The subject area does not include any streets that are proposed on the Thoroughfare Plan. Commission Action Options: The Commission has final authority over the preliminary plat. NOTE TO STAFF: We are submitting this Preliminary Plat at 1 :200 scale. Submitting at 1 :100 scale would have required 19 sheets, a quantity we felt would be unmanageable for review. Based on a conversation with Bridgette George on 4/15/05, she allowed us to submit at 1 :200 if the document is legible. We believe the majority of the plat is legible, except for Phase IX. A supplemental document has been provided with Phase IX at 1 :100 scale for your convenience. Please let me know if you there are any concerns regarding this alteration to standard submittal procedure and we can work out another solution.
