SUBJECT: Villages of Indian Lakes - Preliminary Plat
Staff reviewed the above-mentioned preliminary plat as requested. The following page
is a list of staff review comments detailing items that need to be addressed for a
complete submittal.

Staff Review Comments - No. 1
Villages of Indian Lakes - 05-00500061
After a preliminary review of the submittal, it has been determined that the
application is not complete. The following items are required before a full review
may be made.
PLANNING
1. Lot 11 Block 8 Phase IV is a minor replat.
2. Phase IX will be a replat, but will be considered a new project based on the urban
density proposed. A preliminary replat may be submitted before the replat.
3. Phase IX requires variances. A letter requesting the variances must accompany the
application and the fee paid. The letter should include the applicant's arguments for
the variances based upon the required findings for the P&Z (see Subdivision
Regulations Sections 5-A and 5-B). Staff will not be in support of any variances for
this project.
4. For the properties that have already final platted, the preliminary should be updated
to reflect what exists. Some HOA acreage is not reflected. Is the intent to remove
these?
5. Many platted easements are not shown. Is the intent to abandon them?
6. Please provide a copy of the Covenants and Restrictions that apply to the properties
involved.

ELECTRICAL
1. ETJ - No comments.

1. The Master Plan does not show 20' easements centered on all side lot lines in all
phases. Showing this in the general notes will be fine. This will also need to be
shown as each phase comes though.
2. Does the 10' PUE cover exiting underground electric in Block 1, Lots 1A, 1B, 2A and
2B? It appears as though easements are shown in different locations from what was
originally agreed to.
3. Additional easements will be needed to serve phase seven.

next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out to the
