Island areas have been modified to meet requirements. 4. Temporary striped islands have been removed. 5. A building area/parking legend has been added to the site plan. 6. The additional waterline design, submitted with the plat, does not necessarily need to be constructed at this time to serve the replatted lots. They must comply with the percentages. 2) Is any additional screening or buffering required adjacent to the residential?The existing fence will work just fine, however we will require a note on the site plan that in the event the fence gets damaged or goes away, the commercial piece of property is responsible for maintaining it. A ten foot buffer is required and will need to comply with Section 7.6.2 Buffer Plantings. 3) Do they have to submit a revised preliminary plat?This will require a replat only. 4) Is a fire flow report required?A fire flow report will be required identifying the existing flows and proposed lines and hydrants. 5) Does the bike& pedestrian access need to be to the building? Yes - See Section 7.9.I.4.a. 6)Any modifications to the development such as storm drains, inlets, etc. will require a drainage report showing how it's design complies with the ordinance. 7) Sewer report is required to size the proposed lines and demonstrate the demand from the proposed structures on the existing lines.
