SUBJECT: WESTFIELD VILLAGE PH 1-6 (PP) - Preliminary Plat
Staff reviewed the above-mentioned preliminary plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Thursday, April 7, 10:00 a.m., your
project will be placed on the next available Planning and Zoning Commission meeting
scheduled for April 19, 2005, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
Two (2) 24" x 36" copies of the revised preliminary plat;
Ten (10) 11" x 17" copies of the revised preliminary plat;
One (1) Mylar original of the revised preliminary plat; and,
One (1) copy of the digital file of the preliminary plat on diskette or e-mail to
nmanhart@cstx.gov
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have
not been addressed, your project will be pulled from the scheduled Planning & Zoning
Commission agenda. Your project may be placed on a future agenda once all the revisions
have been made and the appropriate fees paid. If you have any questions or need additional

Project: WESTFIELD VILLAGE PH 1-6 (PP) - 05-00500036
ENGINEERING
1. FYI, temporary culdesacs will need to be dedicated and constructed for phases that create
temporary dead ends, such as Eagle Ave.
2. The proposed waterline on Fall Brook Loop should be a 6 inch as a 3 inch is only allowed on
a culdesac.
3. Eagle Avenue is covered by PUEs and Drainage Easements not shown on Plat. Please
reflect these on Plat.
4. Phase 5 should provide ROW turning radius for Newport.
5. Show 12-in waterline along north side of Eagle through property.
6. You will need to include the Greenbelt/ Detention area in next final plat.
7. If entire pond area is PUE as shown on the Plat, the separate easements are redundant.
8. Eagle Avenue should not be considered an internal street. Please clarify that sidewalks will
be built along Eagle.

Dear Ms. George:
Below is the summary of the revisions made per the staffs comments.
ENGINEERING:
Comment #1: FYI, temporary cul-de-sacs will need to be dedicated and
constructed for phases that create temporary dead ends,
such as Eagle Ave.
ACTION: Duly noted.
Comment #2: The proposed waterline on Fall Brook Loop should be a 6-
inch as a 3-inch is only allowed on a cul-de-sac.
ACTION: The waterline size has been adjusted.
Comment #3: Eagle Avenue is covered by PUEs and Drainage Easements
not shown on Plat. Please reflect these on Plat.
ACTION: It is intended for Eagle Avenue ROW to be dedicated to the
City with Phases 4 and 5.
Comment #4: Phase 5 should provide ROW turning radius for Newport.
ACTION: A 25'radius has been added at the intersection of Newport
and Eagle Avenue.

Comment #5: Show 12-inch waterline along north side of Eagle through

ACTION: An 8-inch line was installed with the Phase 6 construction to
a point approximately 300 feet northeast of the intersection
of Night Rain and Eagle Ave. The waterline will be extended
to the end of the property with the Phase 5 construction.
Labels have been added to the plat to depict the existing
waterline.
Comment #6: You will need to include the Green Belt/Detention area in
next final plat.
ACTION: Duly noted. /
Comment #7: If entire pond area is PUE as shown on the Plat, theL
separate easements are redundant.
ACTION: The easement lines in the pond have been removed.
Comment #8: Eagle Avenue should not be considered an internal street.
Please clarify that sidewalks will be built along Eagle.
ACTION: A reference to the sidewalks on Eagle Avenue has been
added to General Note #4.
PLANNING:

RE: REVISED CONCEPTUAL PLAN(PDD-H ZONING DISTRICT)
WESTFIELD VILLAGE SUBDIVISION
Dear Molly:
Pursuant to our recent telephone conversations,I am submitting two(2)copies of the revised
Conceptual Plan for your files.
The revisions that we discussed are in Phase 5. The lot configuration and corresponding
driveway access has been re-oriented to the interior of the subdivision. This adjustment to the plan
is necessary since the construction schedule for Eagle Avenue through the School's property is
uncertain.
The 15'wide common areas,greenbelt and public utility easement shown along the northwest
side of Phase 5 will contain a fence and plantings complying with the minimum buffer requirements
as described in the UNIFIED DEVELOPMENT ORDINANCE No. 2617, Article 7.6.F.2.V

Mr. Randy French, the developer of the subdivision, has indicated to me that lot sales are 3-Z11-'o5
good and we need to commence with the final design of Phases 4 and 5. Your early review and
approval of this revision is greatly appreciated.
