Josh Norton called me on Monday to see if I had reviewed it. After extensive research on the relocation of the College Station City Limit Line, I finally came up with the following comments. Please grant a 10'wide BTU electric easement along the Southwest property lines of lots 1, 2, & 3 (parallel to CS City Limit line). 3i Please show easement encompassing existing overhead line on Lot 1. Reference the volume and page number on the plat. The preliminary plat was revised in accordance with your Memorandum dated March 14,2005. More specifically,the following documents are transmitted: • two(2)24"x 36"copies of the revised preliminary plat; and • ten(10) 11"x 17"copies of the revised preliminary plat. The preliminary plat that was originally submitted has been revised to address the comments of the City of College Station staff as outlined in the previously referenced Memorandum. 'vow°h" Page 1 of 1 2.423/Os Rick and Andres- I spoke with an engineer and another planner to get clarification on your questions earlier this afternoon, and here is what I found out: 1. A site plan can definitely be done in phases, so there is no need to plat the back portion of the property separately and no master plan is necessary. 2. If you were to plat the back half of the property, a private access easement and a public utility easement can be concurrent. I hope this answers your questions. On commercial property, the access to the back lot may be through a private drive. There is no length requirement, only that it must reach the lot. Rear access to the lot is not required. However, access must be a minimum of 20' paved for fire access. Also, keep in mind for site planning purposes, if the drive is over 100' there must be a turn-around provided for the fire trucks. 2. For the PUEs, the front will be necessary to accommodate the water line, and also a 20' rear PUE is required if the property backs up to unplatted property. Other PUEs may be required, but without a formal submittal, we don't know what Utilities will require for service to those lots. This may result in a PUE between lots 1 and 2 and lots 2 and 3 - 10' from each lot per the subdivision regulations (Section 8-1.2). 3. Total area to be developed would be just the area currently being considered for development. The remaining lot can be noted as"future development" 4. Parkland dedication is not required 5. Proposed land use would be the type of commercial activity that is being developed 6. Proposed phasing is not necessary. 7. The preliminary plat should include all physical structures on the property, including the house. They will not be included on the Final Plat. I hope this answers your questions.
