Applicant: Greg Taggart, applicant for Alton Ofczarcak, property owner Staff Recommendations: Staff recommends approval/denial of the replat Item Summary: This item is for the consideration of a Replat of Lots 4-9, Block U in University Park Phase II to prepare for R-4 Multi -Family Development. Access will be directly to Spring Loop removing the need to maintain the Public Access Easements in the existing configuration. Secondary, emergency access will be to a public alley to the southwest. Comprehensive Plan Considerations: The Land Use Plan reflects this tract as Residential Attached. The Thoroughfare Plan shows Spring Loop as a Major Collector (80' ROW). This application is vested from this requirement. No additional right-of-way is necessary. Item Background: The parcel was rezoned from A -P, Administrative - Professional to R-4, Multi -family earlier this year. In 1992, Ordinance No. 1957 rezoned property from A -P, Administrative -Professional to C -B, Commercial - Business with the condition that a final plat be filed that combined the subject properties into one lot. No such plat was ever filed and the zoning change never took effect. In 2003, under the UDO the C -B districts were combined with C-1, General Commercial.
