SUBJECT: ROCK PRAIRIE PLAZA (PP) - Preliminary Plat
Staff reviewed the above-mentioned preliminary plat as requested. The following page is a
list of staff review comments detailing items that need to be addressed. If all comments
have been addressed and the following information submitted by Monday, April 21, 2003,
10:00 a.m., your project will be placed on the next available Planning and Zoning
Commission meeting scheduled for Thursday, May 1, 2003, 7:00 p.m. in the City Hall
Council Chambers, 1101 Texas Avenue.
Ten (10) copies of the revised preliminary plat; and,
One (1) Mylar original of the revised preliminary plat.
One (1) copy of the digital file of the preliminary plat on diskette or e-mail to
nmanhart@ci.college-station.tx.us
Upon receipt of the required documents for the Planning & Zoning meeting, your project will
be considered formally filed with the City of College Station. Please note that if all
comments have not been addressed, your project will be pulled from the scheduled
Planning & Zoning Commission agenda. Your project may be placed on a future agenda
once all the revisions have been made and the appropriate fees paid. If you have any
questions or need additional information, please call or myself at 764-3570.

ENGINEERING
1. Please note, according to the driveway variance case (City Ordinance) associated
with this property dated January 21, 1998, the exact driveway locations are to be
approved at the Site Plan stage of development. Two options. Add a note to the
plat stating that no driveways are approved or unapproved with this plat or remove
all proposed drives. Please note, the variance case states that the drive on SH 6
next to the Curry property is to be located "as far south as possible." If shown on
plat, please show per the approved variance.
2. Change notation "12" Sanitary Sewer Line" below Curry property to "10" Sanitary
Sewer Line FORCE MAIN".
3. At notation "12" Sanitary Sewer Line" on northwest corner please add "GRAVITY."
4. Please note: sewerage of the south and southeast portions of this tract may be
problematic due to the depth of the manhole along the frontage road. City data
shows the manhole invert to be at 294.57 and adjacent surface at 298.
5. Please show the extension of the 18" waterline along the front of the property in the
10' PUE from Rock prairie Road to end of property. This waterline is included in the
Comprehensive Plan and is required of platting properties. You may wish to request
Oversize Participation for the construction of the line.
6. Please change title block to read ROCK PRAIRIE PLAZA.

TxDOT
1. One driveway should be located 500 -ft 400 -ft from corner on access road; 400 -ft
may be allowed. However, this drive is to remain closed until the ramp is removed
(2-3 yrs).
2. The adjacent drive to the south should be spaced 500 -ft from the north drive; 400 -ft
may be allowed.
NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your
next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out
to the City, will constitute a completely new review.
