Water line through the property needs to be an 8 -inch. t,Answer: The waterline size has been changed to an 8 -inch line. (Comment: Show existing easements that about properties. Provide volume and page numbers. Answer: These easements have been shown and the volume and page number has been added. Comment: 20 -foot easements are required along the backs of all lots in Block 2, but may be split between lots. Answer: We would prefer not to place this easement along the rear of the lots because all utilities will be in front. We have checked with electrical and they have stated that they will go in the front of the lots. Comment: How is sanitary sewer provided to Lots 6-10 of Block One and Lots 15-19 of Block Two? Answer: This sanitary sewer has been added to the plat. Sewer has been rerouted from the rear of Lots 21-29, Block 2 to the front along Parkview Trail. Comment: Please investigate extending an 8 -inch line down SH 6 from the existing 12 -inch water line as the main tie-in for the water system loop. Answer: We would prefer to take water service from the 8 -inch waterline that was stubbed out for us from South Hampton Subdivision. Comment: You may want to verify location of the drainage way with on the ground survey information. A portion of the drainage way may actually be on your property. Answer: On the ground survey is currently being performed. We will verify the exact location of the drainage swale with that information and any modifications necessary will be reflected on the final plat. From that we understand that we need to submit the following items: •Two 24" x 36" copies of the revised preliminary plat ecl Ten 11"x 17" copies of the revised preliminary plat • One Mylar original of the revised preliminary plat • One copy of the digital file of the preliminary plat on diskette or e-mail All of these items you should find attached with this letter as well as the answers to your comments, which are listed below. Planning Comment: TxDOT made the following comment on this plat: "Access driveways to SH 6 must meet TxDOTS's current `Regulations for Access Drive -ways to State Highways.' Regulations are primarily based on posted speed limits and distances between proposed & adjacent access points. Where posted speed limits are 50 MPH or more the required spacing between access points is 425'. Developer should coordinate construction activities with TxDOT Bryan Area Office for 2005 Nantucket Drive U -Turn Project w/conversion of frontage roads to one-way traffic. Future development south of this site should consider location of proposed SH 6 ramps associated with the U -Turn Project. Appropriate data will be required for any future permits @ this site. Answer: The entrance for Parkview Trail has already been constructed. It was constructed under an old Preliminary Plat scenario. We are simply utilizing the existing roadway a r The spacing between Windrift Cove and Parkview Trail is currentl 480 fee The TxDOT access criteria currently states for a one-way frontage road that the spacing shall be a minimum of 425 feet. Fora two-way frontage road, the access criteria requires 5 11 10 feet spacing. Because the apron is existing and we will meet the criteria for a one-way frontage road (which is currently under design and will be under construction within a year) we are requesting that this location be allowed. Box 9960 College Station, TX 77840 Re: Cove of Nantucket (PP)- Preliminary Plat Cul-de-sac Variance Request Dear Bridgette, We are requesting a variance to the cul-de-sac length on Twin Pond Circle. Per the City of College Station Subdivision Regulations, a cul-de-sac shall have twenty-four (24) or fewer lots and terminate in a turnaround not less than one hundred feet (100') in diameter, with a pavement diameter of eighty feet (80'). We currently have thirty-eight (38) lots on the cul-de-sac and a right-of-way diameter of one -hundred forty-eight feet (148') to allow for a landscape feature in the middle of the cul-de-sac. We are requesting this variance in order to allow the subdivision to have a unique setting with constant pool lakes which will double as retention facilities. The two most important of these features are those at the end of Twin Pond Circle, because these ponds are located on the downhill side of the subdivision. The desire is to have a secluded area at the back of the subdivision where lots could enjoy frontage on these ponds and minimize traffic adjacent to the pond. We have included a walking trail around the pond at the end of Twin Pond Circle and we would like to keep that trail/sidewalk as much as possible within a greenspace rather than having the majority of it adjacent to a roadway. As currently designed, the pond already has some of the trail/sidewalk adjacent to the roadway but because of the cul-de-sac nature of the street we are not concerned with the amount of traffic adjacent to it.
