Development Manager SUBJECT: Bearden Addition - Preliminary Plat Staff reviewed the above-mentioned preliminary plat as requested. The following page is a list of staff review comments detailing items that need to be addressed.. If all comments have been addressed and the following information submitted by Monday, February 24, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for Thursday, March 6, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Ten (10) copies of the revised preliminary plat; The Mylar original of the revised preliminary plat; and, One (1) copy of the digital file of the preliminary plat on diskette or e-mail to nmanhart@ci.college-station.tx.us Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed, your project will be pulled from the scheduled Planning & Zoning Commission agenda. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. After the Planning & Zoning Commission has approved the plat, please submit seven (7) copies of the plat with any required corrections to the City of College Station. City staff will check for all approved items and forward the plat to the County. If you have any questions or need additional information, please call Spencer Thompson or myself at 764-3570. Provide volume and page of electric line easements for power lines that traverse the subject property. If no easement exists, a dedicated, 20 -ft easement is required by BTU (R. Tremble). 2. Show correct ROW line across N. Dowling Road. 3. Please realize that plats are not usually allowed to create easements that create encroachments. Even with a "note to the effect" addressing the demolition of the structure in the easement, it is still entirely possible that the easement be created and the structure remain standing. Let this note serve as public record that by filing this plat a license to encroach is not being granted with the approval of this plat. Since this area is, at this time, governed by the County and the County has received reassurances from the owners and have allowed such in the past, we will go forward with this plat without requiring demolition of the structure.
