SUBJECT: Great Oaks Subdivision -Preliminary Plat
Staff reviewed the above-mentioned preliminary plat as requested. The following page
is a list of staff review comments detailing items that need to be addressed. Please
address the comments and submit the following information by Tuesday, May 23, 10:00
a.m. to be placed on the next available Planning and Zoning Commission meeting
scheduled for June 1, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
Ten (10) copies of the revised preliminary plat; and
The Mylar original of the revised preliminary plat.

Staff reviewed the above-mentioned preliminary plat as requested and has no
comments. Please submit the following information by Monday, June 26, 10:00 a.m. to
be placed on the next available Planning and Zoning Commission meeting scheduled
for July 6, 2000, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.

STAFF REVIEW COMMENTS

Project: Great Oaks Subdivision (MPP) (0-87)
1. Correct vicinity map to show additional parcel fronting Gandy Road.
2. Floodplain concerns are currently being reviewed by our legal staff. Pending
the outcome of their investigation, a floodplain study may be necessary prior
to approval of the final plats.
3. Please consider aright-of--way reserve to extend a stub of Cheneau Lane to the east
subdivision line to allow a future extension through the David Borsack tract to the
Marion Pugh Extension. As Marion Pugh is a collector roadway and a more direct
route to the north and FM 2818, it makes sense for a residential street from this
subdivision to access Marion Pugh. Please understand that this is a comment/request
and not a requirement since connection to Marion Pugh is not on the City's
Thoroughfare
