Northwest corner of building-- F L 301.75--what point does this refer to? 2. Northeast sector--Flume station 0+20.20--FL 299.18--too high! 3. Need details of existing infrastructure size, type, flowline elevations, dimensions--water ,sanitary sewer, culverts, inlets, manholes etc. 4. Provide benchmark elevation. 5. Southeast corner--drainage from property to the south and west appears to drain north. Insure that this runoff has an opening to the revised drainage way. 6. Concrete pavement detail--specify subgrade compaction. 7. Pilot channel detail--36" width instead of 24". 8. Need dimensions and cross-sections of detention pond and drainway . 9. Need dimensions/details of sidewalk ramps and landings at each end. Site Plan 1. Provide water and sanitary sewer legend to include water demand and sewer loading. 2. Is existing water meter sufficient? General 1.Need details of proposed utility tie-ins (plan and profile )-define easements for public facilities: note-fire hydrant requires a 6" line. Drainage Report 1. Post--development Peak Storm Water Discharge (No Detention)analysis- second page :composite run-off coefficient of 0.60 is calculated wrong. It should be 0.79. Please correct all data sheets and charts based on this data. While the site/landscaping plan for Valley Brook Apartments were reviewed, take note that all future project submittals will need to meet this requirement. Also, as the City begins the process of merging digital data submitted by project, the North arrow will be required to point to the top of plans. ~~ t/2. Maximum building height in an R-5 zoning district is 45'. ~- /3. Please designate the boundaries of the easements. /4. A note stating that a 100-year floodplain and floodway is not on or adjacent to the proposed project site is needed on the site plan. ~- / 5. Side and side street setbacks need to be shown on the site plan. ~/ 6. Please show the number of parking spaces required in "PROJECT ANALYSIS". ~- l/7. The turnaround on the west side of the property needs to be reduced to 4'. t/8. Please make sure parking space and drive aisle measurements scale out to match what is stated. ~- ,,/9. The 4' public sidewalk needs to begin 6' behind the curb. 10.A detail of the ramps on the public sidewalk needs to be shown. ~/11.The screening fence around the dumpster site needs to be a minimum of 8' high. Landscaping needs to screen the dumpster fence on three sides, not just two. J12.The dumpster needs to be screened from the Wellborn Road ROW. This could be done by moving the dumpster pad back and angling more towards the buildings. X13. Please show the private utility lines on the site plan. ~- ~ 14.Afterthe curb, grassy area, sidewalk, etc. are scaled correctly, it can be determined if fire lanes are needed. If no part of the building extends over 150' from the curb line, a fire lane on the property is not needed. If a portion of the building does extend over 150' from the curb line, both driveways will need to be designated as fire lanes.
