If you are choosing to build in phases and want pre-approva

There are 20 parking spaces located head to head without wheelstops or an
island area between them. If those are intended to be used for large
vehicle/truck parking, then by policy we only count those as one space
instead of two.
Business Center Covenants and Restrictions
5. What are all the uses in the building? How much area is there for each use?
Parking requirements are based on uses.
6. There is an unlabeled line around the project that is the limit of the developed
area?
t 7. The protected areas and the L.A.U.E. areas are separate and should not
overlap.
~ 8. A landscape plan was not submitted for review with the site plan as required
by the City's Zoning Ordinance. The site plan cannot be approved until a
landscape plan is submitted and approved by the Board. If there are any
changes to the site plan as a result of the landscape plan, you will be required
to modify the site plan accordingly.
Electrical Comments
9. The developer is responsible for installing conduit per City specs. & design.
10. The developer is responsible for pouring transformer pad per City specs.
11. The developer is responsible for providing public utility easements to cover all
primary electrical lines and equipment.
12. The electric meter will be on the transformer. For additional information,

ENGINEERING REVIEW
COMMENTS No. 1
1. Please recalculate stormwater pipe flow capacities. The City of College
Station Drainage Policy and Design Standards (DP&DS) Section IV, B, 5
states that "conduits of 24 inches or less diameter shall be assumed to have
25% reduced cross-sectional area for design purposes". This does not
translate to a 25% increase in flows, rather the area in Manning's equation is
multiplied by a factor of 0.75. Please note that area appears twice in the
equation. Once as "A" and once in "R", where R = (Area)/(Wetted
Perimeter). This recalculation will affect pipe capacities and possible over
flows.
2. Your 100-yr pipe flow calculations do not reflect actual conditions. A culvert
equation was used, which assumes that there is no restriction on the pipe
inlet except the culvert entrance. The equation calculates the head required
to pass the input flow. However, many of the pipes have curb inlets
restricting the amount of flow into the pipe. Therefore, the maximum flow rate
of the pipe is the maximum flow allowed by the curb inlet and the
subsequently calculated "headwater elevation" is not accurate. A check of
some of these flows show the curb inlets will not pass the calculated 100-yr
storm and thereby overflow the curb. If the stormwater flows cannot be
contained within the piping system, as is the case for several inlets, then a
drainage easement must be obtained along the overflow path where overflow
will occur. The DP&DS requires that stormwater piping systems be designed
as "open channel flow", and not as pressure flow (Section VI, A).
3. After implementing the above comments, please calculate the hydraulic
grade line for the stormwater pipe and include it on the profile sheet as per
the DP&DS Section IV, C, 3.
4. Sheet C4 calls out a Type B Headwall on the 60" storm sewer. The Type B is
not noted elsewhere, as on Sheet C8. This structure should be an energy
dissipating headwall.
5. Please construct all "public" sidewalks to City standards and include City
details.

Standard Site Plan Requirements
2. Show the building phase areas on the site plan. Also, delineate the areas of
different usage -office vs. warehouse/storage -for this phase.
5. Show firelane pavement detail.
Business Center Covenants and Restrictions
8. The site plan cannot be approved until a landscape plan is submitted and
approved by staff and the Business Center Board. A full building permit
will not be issued until the site plan is approved. Landscaping
requirements in the Business Center are very extensive and full compliance
may require modifications to the proposed site layout.
Electrical Comments
1. Revise sheet E1.1 of the construction documents to reflect the proposed two
4" conduits. (We can provide you with a drawing showing the exact location if
needed.)
NOTE: Any changes made to the plans, that have not been requested by the
City of College Station, must be explained in your next transmittal letter and
"bubbled" on your plans. Any additional changes on these plans that have not
been pointed out to the City, will constitute a completely new review.
