SUBJECT: Kappa Kappa Gamma Sorority -Conditional Use Permit Site Plan
Staff reviewed the above-mentioned site plan as requested but had to stop review due
to an incomplete submittal. The following page is a list of preliminary staff review
comments detailing items that need to be addressed. Please address the comments
and submit the following information by Monday, April 24, 10:00 a.m. to be placed on
the next available Planning and Zoning Commission meeting scheduled for May 4, 7:00
p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
Ten (10) copies of the revised site plan; and,
The attached redlines with staff comments
The drainage report does not have to be submitted by this deadline, but will be needed
prior to site plan approval. Please review the checklist provided with the CUP/Site Plan
application and make sure everything is addressed on the site plan or by a memo if not
being provided on the plans. Please notify the College Station Electrical Division if there
are any changes to the existing electrical service load. If you have any questions or
need additional information, please call me at 764-3570.

Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Please address the comments and
submit the following information for further staff review and plan approval:

STOP REVIEW DUE TO AN INCOMPLETE SUBMITTAL. A FULL REVIEW WAS NOT
CONDUCTED. LISTED BELOW ARE SOME OF THE CRUCIAL ELEMENTS THAT NEED TO BE
ADDRESSED.
1. Will need to recalculate parking. The four (4) spaces in front of the property
will not be allowed due to lack of driveway access throat depth. Also two (2)
parking islands of 180 square feet are needed in the parking row along
University Oaks.
2. Parallel parking spaces are required to be 9' x 22'.
3. Need to show and dimension all utility easements.
4. Need to submit drainage report.

1. Parking space #58 will not be allowed to extend out further than adjacent
parking spaces.
2. Need rear building setback line.
3. Curbing needs #4 bars. Curbing also needs to be 1' in height. (from base
to top of curb)
4. Show nearest fire hydrant to the site in order for Staff to ensure that
adequate fire protection is available for new additions.
5. Show utility easements and meter locations.
6. Show ownership and current zoning of parcel and all abutting parcels.
7. Give rear drive aisle width.
8. This area was not shown as an addition on the previous site plan dated
4/7/00. What is this space to be used for?
Landscaping
9. City of College Station no longer calculates landscaping point
requirements based on number of parking spaces. Delete this box.
10. What is the size of the existing Live Oaks? Will need to be at least 8" or
larger to constitute 300 points each.
11. Staff counted 15 crepe myrtles (instead of 12) and 98 dwarf hollys
(instead of 89). Please recalculate point total.
12. 100% coverage of groundcover or grass is required in all parking islands.

PLANNING
1. There are new numbers shown on both the site and landscape plans
(97.88, 98.00, 96.54, etc.). What are these numbers describing?
2. Close to the parking on Athens, what is the "EXIST..7%"?
3. The gas meter is shown to be in the middle of parking space #71. If this is
not correct, please make the appropriate adjustment.

NOTE: Any changes made to the plans, that have not been requested by the
City of College Station, must be explained in your next transmittal letter and
"bubbled" on your plans. Any additional changes on these plans that have not
been pointed out to the City will constitute a completely new review.
