SUBJECT: Courtyard by Marriott -Site Plan
Staff reviewed the above-mentioned site plan as requested; however, staff was unable to perform
a complete site plan review. The following page is a list of preliminary staff review comments
detailing items that need to be addressed. Please address the comments and provide a complete
submittal for further staff review. Submit ten complete sets of revised site plans by an
established deadline date for processing.
If there are comments that you are not addressing with the revised site plan, please attach a letter
explaining the details. If you have any questions or need additional information, please call me
at 764-3570.

Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. The next submittal will be the
third and final review by staff for this round of reviews. If all items have not been addressed
on the next submittal, another $100 processing fee will need to be submitted for the
subsequent set of three (3) reviews. Please address the comments and submit the following
information for further staff review:
Two (2) complete sets construction documents for the proposed development
with the revised site and landscaping plans.

STAFF REVIEW COMMENTS

Project: MARRIOTT COURTYARD (SP)-SITE PLAN (0-60)
This review has been stopped. The next submittal for this project will be
subject to a full review. Although these comments do not constitute a full review,
staff has identified the following issues:
PLANNING
1. Not all plans are the same. Some details change from plan to plan. All
plans must be consistent for a site review.
2. Fire lanes need to be designated and their details shown.
3. According to the landscape plan, landscaping requirements will not be
met. The points were miscalculated. Three-inch canopy trees are worth
150 points each, not 300.

ENGINEERING
1. Please include a table of estimated flow data (minimum, average,
maximum) for domestic water and sewer.
2. If there is the need for an irrigation line, a tap must be shown on the plans
and estimated flow data included. The irrigation line will require a meter
followed by a private backflow preventer. The line must be in a PUE up to
the meter.
3. The domestic water line coming off the loop must be separate from the
fire line. Only the domestic line will need a meter. They must both be in a
PUE up to the building. The private sewer need not be in the PUE.
4. TNRCC regulations require a 9'-0" separation between a manhole and a
water line. The plans call for 9'-0" minimum separation on pipe lines. This
may not provide the necessary separation at the manhole.

ELECTRICAL
1. Developer responsible for installing conduit per city spec and design.
2. Developer responsible for pouring transformer pad per city spec and
design.
3. Developer responsible for providing easements to cover all primary
electrical lines and equipment.
4. CT's and Metering will be on the transformer.
5. **Developer MUST provide a Temporary Blanket Easement (or)
Easement by Description before ANY UTILITY CONSTRUCTION
BEGINS (see attached Easement Dedication Sheet).

PLANNING
1. Please include the legal description of the property in the title block.
2. The name, address, and telephone number of the developer/owner needs
to be included in the title block.
3. The ownership and current zoning of the subject p arcel and all abutting
parcels needs to be shown on the site plan.
4. If a 100-year floodplain/floodway is not on or adjace nt to the site, please
add a note to this effect citing the appropriate inform ation.
5. The number of rooms needs to be included with the parking information to
verify how many parking spaces are required.
6. Please note: the location of the proposed access ea sement may need to
be moved or adjusted and will need to be coordinat ed with the design on
the Rock Prairie Road extension. Due to the close proximity to the Rock
Prairie/frontage road intersection, it would not be a ble to be located at a
median opening using its proposed location. The ac cess easement would
be better located further east.
7. Water meters need to be in a PUE.
8. Please show the square footage of the pool hous e and its associated
buildings.
9. Please indicate curb leave-outs where ramps a re used to access
sidewalks.
10. The fire lane needs to be extended so the Fire Depa rtment can reach the
FDC and the hydrant at the back of the property. Consideration also
needs to be given to how the trucks can exit the pro perty-extra fire lane
may need to be designated for this purpose.
11.If the Landscape Plan turned in with this site plan is to be considered,
please remove the note in the "Landscape Requirements" that the
Landscape Plan will be submitted at a later date.
12. The project has frontage on Woodcreek Drive which is a minor collector.
Streetscaping is required.
13. The symbols for existing trees were not included or faded completely out
when copied.
14. Please show the existing tree barricade plan.
15. By ordinance, Live Oaks are required to be separated from other Live
Oaks by 35 ft.

16. There is a concern with the placement of the crepe myrtles at the front of
the hotel. Please include that water line on the landscaping plan to show
there is no conflict between landscaping placement and utility locations.

ENGINEERING
1. Please ensure that the information referring to the 18" waterline on the
profile view on Sheet C-9 is correct.
2. The pond and piping design is shown on the plans, however, the final
approval is subject to review and approval of the project drainage report.

MISCELLANEOUS:
1. Contractor responsible for testing all back flows devices, as required, upon
installation. Test report originals to be sent to City of College Station Water
Department.
2. Any chemical sanitizer hooked directly to water system must be protected
against back flow device. All back flow devices must be installed as per
AWWA standard.
3. Back flow protector required and fire sprinkler system. Installed as per
AWWA and USC FCCAR. Device tested upon installation.
4. Any irrigation installed for landscaping must be protected by back flow device.
City of College Station requires either a pressure vacuum breaker or reduced
pressure device installed as per AWWA standards and tested upon
installation.
5. Pool fill line must have proper back flow protection, air gap or back flow
devices installed as per AWWA standards.
