Development Coordinator SUBJECT: Pebble CreekPhase 8-C - Frnal Plat Staff reviewed the above-mentioned final plat as requested. The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information by Monday, August 15, 10:00 a.m. to be placed on the next available Planning and Zoning Commission meeting scheduled for September 7, 2000, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Ten (10) copies of the revised final plat; and The Mylar original of the revised final plat with the owner's signature. Attachments: Staff review comments cc: The Wallace Group, Via fax (254) 776-2924 Case file #00-59 Home of Texas A&M University MEMORANDUM September 11, 2000 TO: Planning and Zoning Commission FROM: Jessica Jimmerson SUBJECT: Final Plat for Pebble Creek Phase 8-C Item: Consideration of a Final Plat of approximately 18.17 acres for Pebble Creek Phase 8-C located south of Phase 8-B and Phase 8-A, adjacent to the College Station Business Center. (00-59) Applicant: The Wallace Group Item Summary: The Final Plat complies with the Land Use Plan, which shows this area as single family medium density. The Commissio n approved the preliminary plat for this area in March of this year. In 1998 , the developer submitted a revised master development plan and master utility layout. This Final Plat complies with the preliminary plat and the maste r plan, as well as, the current zoning classification of this property, which is R-1, Single Family Residential. Staff Recommendation: Staff recommends approval of the plat. Attachments: 1. Area map 2. Application 3. Easements adjacent to lots 70, 79 and 80 need to be drainage and utility easements as per the preliminary plat. 2. The off site easements will need to be recorded at the same time as or before this plat can be filed at the courthouse. 3. The 10 foot easement along the edge of the subdivision will need to be filed as separate easement as well. 4. The 10 foot easement along the rear of the lots adjacent to Phase 8-A, either need to be shown with volume and page or not in shadow similar to the other easements being dedicated with this plat. 5. The graphic of the floodplain and the floodplain note do not match. Why is the location of the floodplain shown different on the final plat from the preliminary plat?
