Staff reviewed the above-mentioned preliminary plat as request.

Provide deeds or other documentation to verify that the property was in this
configuration prior to 1970, and is not part of a larger parent tract that would
need to be included in the preliminary plat.
~-~~' Provide sewer service through Lot 1 to the property on the west side of the

G' Are there any other existing structures on the property?
Where is the property line located between Tract E to the east of the subject
property and the First Baptist Church Property?
Several of the surrounding properties are not identified as platted or not
platted.
~13~Building setbacks do not need to be shown on plats.
FYI -The building setback for the entire length of the frontage of both lots is 25ft.
The corner of the building that encroaches into the building setback is
considered legally nonconforming.
FYI - Please be aware that, because of the M-1 zoning, when these lots
develop, "Not only site design and layout, but facades, materials, lighting and
apparent architectural aspects of the project are subject to review and approval."
