Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Please address the comments and
submit the following information for further staff review:

Two (2) site plans; and,
One (1) landscaping plan.

Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff

third and final review by staff for this round of reviews. If all items have not been addressed
on the next submittal, another $100 processing fee will need to be submitted for the
subsequent set of three (3) reviews. Please address the comments and submit the following

PLANNING
1. No additional comments at this time. Waiting for plat approval, then site
plan approval can be finalized.

1. Construction documents were reviewed with the Final Replat submittal-
00-197
2. The site plan application refers to this tract as Lot 7 of Henton--Lincoln
Subdivision Replat; This plat has not been filed with the county. The plat
on file is the Henton Subdivision of which this property is lot 3. Please
clarify.

PLANNING
1. The property will need to be platted before final approval of the site plan. Staff
has some concern over how common areas, such as access easements,
dumpster locations and open greenspace areas are going to be handled.
2. Building 17-18 needs to be located as shown on the approved concept plan.
3. Fencing is required between commercial and residential properties.
4. What type of sanitation service has been approved? The dumpster pads shown
do not meet the typical 12x12 requirements.

2. Existing utilities- clarify existing storm sewers; size, location, etc.

5. 15' public utility easement -north side next to detention pond-- proposed or
existing?

PLANNING
1. As you know, the property will need to be platted before final approval of
the site plan. Staff has some concern over how common areas, such as
access easements, dumpster locations, and open greenspace areas, are
going to be handled. Staff reserves the right to review these items on the
site plan and require changes after the replat is approved.
2. Fencing will be required with the development of the commercial tract.
The issue of fencing around the detention pond will be addressed at that
time.
3. Key Note #64 states there will be three dumpsters at that location. The
site plan only shows space for two (12' x 24').
